6 month inspection for 3 Ton Bosch Inverter (10KW electric heat) 18x20x1 filter ok Indoor and outdoor coils in good condition. Inspected wiring and controls, incl. fan speeds. Blower motor surge protector and outdoor disconnect surge protector installed. 10KW heat kit amps with blower = 44 Good Measured temperature rise and static pressure heating Measured temperature split and static pressure in cooling Cleared EZ trap; drain ok Sealed a couple gaps in return panning where it meets trunk in basement Heating refrigerant pressures: 135/348 Good System operating well at this time. Homeowners want to become plan members but aren’t sure if they have already paid/signed up. Please follow up.
Recently installed propane gas boiler not heating apartment. Checked boiler operation how water works. Checked all three zones. Found apartment return valve closed (probably when purging during installation). Open valve and test operation. Bleed all three zones to make sure no air was left behind after installation. Ok all zones heating account to outdoor reset curve temperature. Taste temp is 143 F. Outdoor temp 58F. Checked outdoor reset temps 130=68 and 180=40 cycle boiler couple times ok.

Performed QA on Laars Boiler install. Spoke with Karen about the system and install. She asked if I could turn the temperature up on the domestic hot water. Adjusted the mixing valve to increase the temperature from 116 Degrees to about 121/122 Degrees. Inspected piping and checked gas piping for leaks. Reviewed programming and Dipswitch settings on the boiler. Completed checklist form in the system. No follow up is needed.
Quality assurance 3 Ton20 SEER Bosch Inverterwith 10KWelectric Heat Kit: Walked homeowner through replacing 18x20x1 filter Help set up comfort setting (home, Away, Sleep on Ecobee thermostat) Set up dehumidify using cooling equipment at Ecobee thermostat 60%RH. 3° Overcool max, Inspected all aspects of install:ductwork connections, hardware. Lineset penetrations,wiring, etc. outdoor unit and disconnect are level. Penetrations are sealed. Added treatment tabs to evaporator drain pan. Measured temperature split and static pressure. Used manufacturers airflow performance chart to make sure fan speeds are correct. Monitored R410A refrigerant pressures and diagnostics:130/290 12SH 8SC Good System is operating well at this time. Install passes quality assurance.
Removed old oil boiler and oil tank, pumped all the oil out and carried oil tank to scrap pile, installed new boiler, ran flues intake and exhaust all 3 inch to outside penetrations and sealed around, installed new propane gas line from unit to outside meter, installed new outlet with new box, installed outdoor sensor and sealed penetrations, adapted supply and return for boiler with mixing valve, expansion tank, pressure relief valve, added air eliminator and water fill, kept all existing zones, connected condensate pump and vinyl tubing, tested out.
Checked filters, checked thermostat, unit had blower running and filters in ceiling so I did not go in attic 93° on second floor, wend out side and found a bug in the contactor, pulled out the bug and restored power, unit kicked on but was low on 410a. Added refrigerant to the system. Discussed with homeowners about replacement.
Found clogged AC drain causing EZ trap safety device to open and shut equipment down. Cleared trap and drain. Cleaned evap pan and added condensate treatment tabs there and at pump. Tested pump. Tested system operations. Temperature split and refrigerant pressures Good Homeowner is moving soon. System is operating well at this time.
Replaced gas furnace with air handler on a return box in existing location with new supply and return metal. New outdoor air conditioner with a new pad, ran new refrigeration from outdoor to indoor installed new disconnect with built in surge protector
Found zero volts at the 120V furnace circuit. Traced the circuit to find where it was open There is an additional junction box that is in a difficult place to access where the switch leg to the emergency switch is wired. There was a bad connection there (white conductors not fully tightened in wire nut there.) I was able to tighten all these connection and test system. Condensate pump good. Because I could have caught this problem during last maintenance I did not charge for diagnostic but I did charge for repair itself. Homeowner paid for wiring repair level 1 today. She wants to wait to install surge protectors as she thought I said there was only 1 and the cost was $85.00. I showed her how to view estimates we send. System operating well at this time.
