Completed (3) AC tune ups Replaced all filters (16x25x1) (16x25x4) (20x20x1) Completed maintenance procedures. Courtroom 3 Ton Piston: unit fan speed was set to high temp split was 14°; changed to Med High Temp sp,it improved to 16.5° Head pressure slightly high, some fins smashed. Should do a load calculation for this Zone. It’s oversized. Dates to 2003 5 Ton Payne unit Good temperature split 19° 30° Subcooling Compressor windings reading caution when measured at compressor. Serial number 2014. Indoor coil is unlabeled. 2 Ton York AC piston 17° Temp split. This system is from 1994. None of the drains have EZ traps. They will be time consuming to install, You can expect major component failure from any or all of these AC systems.
Will install Rheem 50 gallon natural gas water heater with new expansion tank drain pan and water alarm. 6year tank warranty from manufacturer, 2 year full guarantee.
Homeowner said outdoor equipment was not running today when she got home. Checked all wiring Room temp was 74 her setpoint is 67 Turned system on and all equipment energized as designed. Monitored refrigerant pressures and temperature split. Head pressure and Subcooling fluctuates quite a bit throughout run time. Indications of a failing metering device (TXV) Also discussed and recommended hard start kit. Homeowner agreed. Installed SPP6 hard start kit today. Also told homeowner that if outdoor equipment is not running again to set thermostat to off and wait 10 minutes before turning back on. As to allow internal overload of compressor to reset. Given the issues and age of equipment I recommend upgrading system.
Homeowner mentioned she cleaned the outdoor coil with water. Gets very dirty, Found failed dual run 45/5 capacitor at outdoor unit. 16x25x1 filter dirty. Replaced capacitor and changed filter Went through procedures before starting system. Indoor copper coil is rusted but no refrigerant leaks detected Compressor passed Megaohm test. The capacitor that was replaced in March 2023 was the single run capacitor for the indoor blower motor. Started system. Temperature split 76-57=19° Refrigerant pressures Good Checked amp draw of indoor equipment and compressor: Good Explained to homeowner she agreed to AC+Gas Heat plan renewal, diagnostic fee and replaced failed outdoor capacitor today. I noticed water around floor near water heater but after looking further found that the indoor AC coil is leaking water at back left corner. I put additional piece of tape there for now to help. The evaporator pan has small leak there. Our office will provide quote for evaporator pan replacement.
