Arrived at call for issue with no heat in the bedroom, bled radiator, and found it was full of air. Went to basement and checked pressure on boiler. It was around 5 to 10 PSI so I added water to the boiler because the water is broken and overfill boiler went back upstairs and purge the remaining air out of the radiator and restored heat to the bedroom estimate was left for new pressure relief valve, which is dripping water at a slow and a new water feeder to add water to the boiler automatically.
Drained down boiler and went out to local distributor to get correct copper fittings to sweat in piping. After replacing section of pipe that had pinhole in it found another hole in 3/8 copper going next to the block up to second floor bathroom. Talk to homeowner and explained that the only option to do now was to cut the ends and braise them shut and not use that convection heater. Braised ends. And refilled boiler and bleed every single radiator. Boiler is back and working at time of service. Homeowner will probably add a piece of electric baseboard for the upstairs bathroom.
Perform precision heat tuneup on gas furnace. Clean flame sensor inspected burners. Replaced 16 x 25 x 4 air filter provided by homeowner. Checked all electrical connections and components. Used inspection camera and removed limit from furnace and found crack and heat exchanger. Brought homeowner to furnace and showed him crack and heat exchanger. Explained to homeowner why this is dangerous and I will need to shut the furnace down. When inspecting heat exchanger and removing limit limit, actually broke internally and caused three amp fuse to pop. Explained to homeowner that just replacing the limit does not fix the crate exchanger. Explain to him that you either have to replace heat exchanger or furnace. Homeowner mentioned that he has a home warranty. He would like us to replace the limit. Placed red tag on furnace shut off gas and main power.
Reviewed water heaters and the installation. Customer looking for Vanessa options , navien or similar with 2 buffer tanks. Only 1 water heater currently working.
Found boiler at 6 psi, When I went to feed/pressurize boiler, water sprayed from above the door in front of bilco door in basement. Using an inspection camera I found several pinhole leaks in the 1/2” piping there. It looks like there could be 3/8” piping there too. Until this is addressed we cannot fill and purge convectors/radiators. I will leave estimates to (1) Cap this radiator where it is accessible now. 1/2” caps. (2) cut out and splice sections with pinhole leaks. She is contacting a contractor to remove door frame to make the piping accessible. After piping repairs are made we can then test system. Boiler is from 9/8/89 100,000 BTU 80% Homeowner paid for diagnostic today I set thermostat to Heat 60°. You want to minimize the run time of boiler. But ok to run to keep plumbing from freezing if needed.
3 Ton Carrier AC Was running at 60 psi low side. Filter ok Tested drain by adding water directly to drain pan, no clogs in drain itself. Cause of water leak was severe refrigerant undercharge. Added 4# 4oz of R410A. Final pressures 134/410 11.5 SH 10 SC. System will operate ok for now. There is a serious refrigerant leak. Indoor coil very rusted especially at capillaries.
Estimate for home performance measures
The condensate line was clogged from evap pan to pump. Water dripping in blower cabinet and on floor. The noise heard was the water dripping out of pan and hitting blower wheel.
fully assessed no cooling situation. Found system off when I arrived. Turned system on for cooling and everything came on and ran. Tested condensation pump with water and pump pumped away water every time. Gave customer option to still replace 115 v condensation pump and explained it will probably quit working again. Also explained to homeowner that the entire system is 21 years old and should be replaced. Homeowner will probably move before replacing system. Tested operation of new condensation pump with water. System is working fine at time of service.
Replaced indoor control board. Tested operations. Performed combustion test. Ran system in both heating and cooling. System is running fine at time of service.
