Completed (2) heat tune ups: Both systems in basement 1st floor 90,000 BTU nat. Gas furnace 2nd Floor 70,000 BTU nat. Gas furnace 20x25x1 filter in good condition Replaced 16x25x1 filter For EACH furnace: Inspected burners, heat exchanger, inducer assembly, pressure switches Cleaned flame sensor, verified flame rectification circuit Inspected ignitor, measured ohm value Confirmed manifold gas pressures Inspected drains, pumps on good condition Measured temperature rise and static pressure Combustion and draft tests: Pass Completed (2) Humidifier services. Replaced (2) 45 water panels. Opened water feed valves to provide proper flow. Opened bypass dampers. Tested operations. Target humidity is set/controlled at thermostats. Both systems operating well at this time. Homeowner paid balance today.
Upon arrival for heat pump I changed the filter. I checked blower motor and assembly. Checked em heat kit and electrical. Inspected coils. Evap coil is in bad shape. Checked air temperature rise and it was only 15°. Proceeded outside and checked all electrical. Checked fan motor and assembly. Checked refrigerant pressures and they were low. Found evap coil leaking. Recommend replacing air handler.

Completed Quality assurance for 1st floor system: AC and Gas furnace. Filter size 16x25x1 Inspected all aspect of install: mechanical, drain, wiring, vent piping, ductwork connections. Verified proper fan speeds and control settings. Verified refrigerant charge. Checked gas pressures in low and hi fire heating. Measured temperature split in cooling, temperature rise in both stages of gas heating. Leaked checked gas piping. Install passes quality assurance inspection.
The cause of thermostat going blank was an open safety. EZ trap opened due to a small clog in drain line. I used brush to clean drain line. Showed homeowner how to clear drain/trap. Tested and flushed drain with water. Checked system operations: Good. System operating well at this time.
Installed new trans gas furnace and A/C outdoor unit. Reused return and built new supply. Tapped/ caulked return and supply. Adapted high volt and installed new outlet and switch with surge protector. Ran new condensate line with ez trap and condensate pump. Adapted gas line and flues. Installed new honey well thermostat and wired up low volt with safeties. Ran new line set with thermostat wire and piped into new equipment. Installed new outdoor unit on leveled pad. Installed new disconnect with surge protector and wired into outdoor unit. Cleaned up work area and tested out equipment.
Installed new gas furnace in existing location, added a new return base and adapted to supply. Installed new ez trap condensate pump new vinyl tubing. Installed new outlet and switch combo and surge protector, adapted to gas line and leaked checked it, adapted to flue piping. Installed new air conditioner in existing outdoor location, installed a new concrete pad , ran new line set from indoor coil to outdoor unit (brazed, pressured, vacuumed). Installed new disconnect box with a built in surge protector.
Completed plan member AC tune up for 4 ton AC system: Replaced 16x25x1 filter Inspected indoor and outdoor coil; cleaned outdoor coil (back and sides had a little build-up) Measured temperature split and static pressure Inspected wiring, controls, electric motors and components; left estimates for surge protectors Ensured proper operation of drain and pump; added treatment tabs to pump and drain pan. Monitored R410A refrigerant pressures and diagnostics: Good System is operating well at this time. Homeowner renewed plan membership today.
Completed quality assurance for install: Trane 4 Ton AC with 100,000 BTU furnace Filter size Aprilaire 413 Has blower motor and outdoor equipment surge protectors. I noticed that thermostat was reading 1° higher than the temperature measured next to the thermostat so I offset it to match, Inspected install: wall penetrations, outdoor unit is level, wiring, drain piping, water safties, ductwork transitions and connections, vent piping; All Good Tested system in cooling. Measured temperature split and static pressure. Verified fan speed setting at indoor control. (4 Tons @ 400 cfm per ton) Amp draw of indoor equipment and compressor. Refrigerant charge 10° Subcooling matches manufacturer target. Install passes quality assurance.
