Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Checked water panel and tested humidifier. Unit is in normal operation at this time.

Gas furnace tuneup on 2 furnaces . Checked the air filters and found good . Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pumps on both units. Inspected the burners and flame sensors and cleaned . Inspected both flue pipes for leaks and bellies. checked the thermostats in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on both units . Both furnaces are in good working order at this time of service.

Check up on a heat pump system Peco assessment. Checked the air filter . Checked the wiring connections and the voltages. Checked the thermostat in all heating modes, started with electric heat. Inspected the amps for the heating elements and checked the blower amps and the operation. Took electric heat temps at the return and supply. Performed a outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order. Recommended in adding a water safety a ez trap . Customer will review .

Performed tune up on 2 year old amana gas, furnace, performed combustion analysis and tested gas pressures as well as temperature split across unit. Tested and cleaned flame sensor as well as hot surface igniter and checked integrity of heat, exchanger, blower motor, and inducer motor burners were inspected as well. No issues with the unit unit at this time.

Perform tuneup on amana gas, furnace, checked combustion levels and tested gas pressures as well as tested and clean flame sensor and hot surface igniter. Check temperature split across indoor unit as well as checked blower motor and inducer motor heat exchanger was checked and there was an issue with the return in the ceiling that I patched. Pictures are attached with the work no issues with the unit unit at this time.

Found capacitor tested weak at 38/5, recommended replacement of capacitor. Replaced 1st floor capacitor and tested operation. Also performed precision a/c tune up on (2) Rheem a/c systems. Replaced (2) Aprilaire 213 air filters. Checked all electrical conections and components. Checked temperature split. Poured water down drains. Tested capacitors. Checked refrigerant pressures and temperatures at indoor and outdoor units. Both a/c’s are about 14 years old and getting to the point of but are working at time of service.

Perform AC tuneup, checked electrical connections, low and high voltage, replace air filter, flush condensate drain test pump add tabs to the pump and inspect indoor coils ok check airflow supply and return air ok checked outdoor unit refrigerant levels capacitor and contactor ok cycle ac unit ok. Emailed estimate to install air purifier.

Home Performance Estimate, King of Prussia, PA Reviewed home for areas that would benefit from home performance upgrades. Reviewed attic and basement areas. Made recommendations for air sealing and adding insulation to attic spaces.

Train Station Estimate to replace 4 ton heat pump system on the roof. Valley Forge, PA Reviewed spec sheets, no site visit granted, put together a proposal to replace the heat pump and air handler for building. Emailed proposal.
