Perform precision gas heat tuneup on 35-year-old well McLean natural gas boiler. Found it when I arrived and was testing out the boiler. The boiler took a while to light. Gas valve was too delayed. Explained to homeowner that replacing the gas valve and spark control would be around $1000 And would not be worth it on a boiler this old. Recommend to replace gas boiler instead of doing any repairs due to age. How minor is going to keep an eye on it at this time. Check gas pressure performed combustion test. Gas boiler is working at time of service .
Talked customer upon arrival, customer explained that radiators on the third floor are not getting hot. Check operation of the unit found relief valve leaking water, water pressure 0 psi. Explained to customer that for me to troubleshoot boiler, we need to replace relief valve. Provide an estimate to relieve pressure relief valve. Customer approved after insulation of a relief valve test operation added water to the boiler and bleed all radiators check water flow. All radiators are getting hot. Took photos of all the valves that are leaking. Customer is aware of these valves Leaking. Provider and estimate for accommodations.
Perform six month inspection on recently installed unit customer stated that now that he’s using the heating side. It’s much louder than cooling. Checked operation of heat pump all parameters attic unit outdoor unit refrigerant levels, pressure temperatures and diagnostics. Everything is within manufacturer specifications. Heat pump will run a little louder than air conditioning because outside temps. The colder it gets the more work unit does to keep the house warm. Heat pump is working correctly. Air filter ok.m

Found white and brittle hot surface igniter, replaced hot service igniter with white Rogers hot rod ex and tested operation. Also perform precision heat tuneup on train high-efficiency gas furnace replace 16 x 25 by one air filter. Checked all electrical connections and components. Clean flame sensor. Check temperature rise perform combustion test. Propane furnace is working fine at time of service.
Fully assessed no cooling situation. Found ECM surge protector blown at indoor blower motor and 100 amp circuit tripped. Tried plugging power circuit directly into motor and reset breaker everything came on. ECM surge protector protected variable speed indoor blower motor. Replaced ECM search protector with a new ECM surge protector, and also installed an equipment surge protector for outdoor heat pump. Tested operation and cooling mode. Refrigerant pressures were 227/123. Heat pump system is working fine again at time of service. How many are signed up for maintenance plan.
Air sealed and ventilated attic space, insulated attic plane to R-49 and sealed up supply/return ductwork in basement.
Installed trane heat pump tam communicatiing sc360 in attic along with a return on second floor . No electric back up heat. Tested operations and settings. System is running to manufacture specifications
Ran return duct work from the attic to first floor ceiling and connected flex duct from return trunk to new return metal.
Completed quality assurance for install (4) 3 ton Daikin mini splits. Checked operations. Inspected lol aspects of install, mechanical, piping, etc. Inspected wiring connections. Measured volts and amp draw. Measured temperature split at each indoor head. All 4 units are draining properly. Will need 12’ A-frame ladder to safely and comfortably work on indoor head. They have a 10’ on site but 12” needed to be comfortable. Systems pass quality assurance inspection. Water hardness test 11 gpg CaC03: Watwr is considered hard pH between 7.2 and 7.8 which is considered slightly acidic. Toto chorine and free chlorine are ok close to 0 ppm.
