Fully assessed no cooling situation. Found indoor blower motor humming but not running. Gave it a spin and it started up. Tested 10 mfd capacitor, capacitor tested at 9.7 mfd capacitor is good, blower motor needs replaced. Homeowner decided to go replacement of blower motor. Will need to order motor and come back and replace. For now homeowner is able to spin motor and get it running again. Checked refrigerant pressures. They were 369/125. Subcooling 9.3 superheat. 28. Return temp in house is 91 degrees. System is working for now.
Fully assessed water leaking situation. Found evaporator coil pan filled to the top and pouring over onto the floor. Found condensation trap clogged. Gave store owner 2 different options, option (1) to unclog the drain . Or option (2) install ez trap with clear trap and clean out brush for drain. She decided to go with installing ez trap. Installed eztrap and showed her how it works. Took temperature split at indoor unit. Temperature split was 22 degrees. 410 a refrigerant pressures were 300/135 with subcooling and 11 superheat. System is getting older but is working at time of service.
Performed ac tune up on 3 ton Mobil home nordyne unit. Check electrical low and high voltage connections and components blower more and capacitor ok air flow supply and return ok checked drain ok outdoor unit refrigerant levels cap and contactor ok cycle ac unit ok. Noriced outdoor unit is connected to main house pole with 40 amp breaker (not at the main panel). Also during today’s visit repaired small gas leak on one of the pipe fitting inside furnace cabinet. Re check connections ok no leaks.
Performed precision a/c tune up on 2008 American standard heat pump system. 20x20x1 air filter was just replaced. Checked all electrical conections and components. Found weak 45 mfd capacitor and burnt and pitted contactor. Also found system low on charge pressures were 262/98. System is cooling but has the potential to freeze up at these pressures. Evaporator coil has some rust and corrosion. Checked temperature split. Provided estimate to repair but system is 16 years old highly recommended replacement of heat pump system. Set up appointment with our office to send out a comfort consultant to give a replacement quote.
Fully assessed no cooling situation. Found 2010 Rheem heat pump locked out on high pressure lock out. Found failed 40/5 capacitor and very dirty outdoor coil. Replaced capacitor and homeowner washed outdoor coil herself. Checked refrigerant pressures and temperatures. Homeowner signed up for maintenance plan. System is working fine at time of service. System is14 years old and is at replacement age.
Customer noticed outdoor heat pump not running for over 15 minutes. He reset breaker and then the unit started to work. No issues ever since that time (two weeks). Check any error codes on the outdoor unit not showing any codes. Test operation everything working fine. No charge warranty
Checked pressures, 95 suction, 214 head pressure, 9° super heat, 6° subcool. 64° indoor temp. 58° out door temp. Unit is charged accordingly for indoor and out door temps.
Performed ac maintenance, checked thermostat and called for cooling, system kicked on. checked over duct work and inspected filter ok, Checked temperature split across coil. Checked Drain and cleaned, checked amp draw to indoor unit and checked internals of system. Checked outdoor coil and fan ok checked line set insulation, checked amp draw and voltages to compressor, also check refrigerant pressures via control module ok. Everything is working within range.
Arrived for no heat on a new furnace. Found a error code for a 1 hr lock out. This normally a issue with ignition. I turned the system on and it ran through its sequence of operation, it fired up for about 10 seconds and the flame went out. I checked my gas coming to the furnace and had .32 “ w.c. No fuel, I checked the tank outside and it read 0 psi. I talked with Sam and he will contact his propane supplier, to schedule a fill up.
