Inspected and tested the burners and flame sensor and igniter. Flushed and tested the drain lines and furnace trap . checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe and fresh air for bellies. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.
Found no surge protection on indoor circuit board, installed zap pro surge protector. Also perform precision heat tuneup on train heat pump system. Replaced 16 x 20 x 1“ air filter. Check temperature rise. Check operation of emergency heat. Tested outdoor capacitor. Check refrigerant pressures and temperatures at indoor and outdoor units heat pump system is working fine at time of service.
Found no surge protection on blower motor, installed ECM surge protector. Also performed six month inspection on train heat pump system. 413 air filter is clean. Checked operation of emergency heat. Went to the outdoor unit and inspected all electrical, mechanical components, including Refrigerant pressures and levels, And unit was tested in defrost and amps were taken on both motors as well as capacitor tested. No issues with unit at this time.

I went to turn on unit and the gas valve was stuck. I had to hit it with a wrench to get it to work. I turned on the unit in heat pump mode and checked delta t. Really recommend replacing gas valve. Gas valve closed prematurely before heating cycle. *****GAS VALVE NEEDS REPLACED******* Replace gas valve. Part only warranty.
Upon arrival for maintenance on gas furnace I checked the air filter. I changed the water panels for both systems. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Tested operation of both humidifiers. Unit is in normal operation at this time. Replacing standard burners that are under parts warranty. We are ordering the burners and Herman is ordering two ecobees to replace his nest with. We need to communicate with him so we can do burners and tstats at the same trip. He requested I be the one to come back.
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures via inverter board by hertz. Forced unit into defrost. Unit is in normal operation at this time.
Performed tuneup on heil gas, furnace, ran system and heating mode and tested combustion as well as checked gas pressure and all related ignition components upon performing combustion analysis. I noticed the parts per million of carbon monoxide were abnormally high doing some investigative work I found entirely too many turns in the vent system, not allowing proper airflow through the inducer motor customer was notified and he said he will contact the person who put in the furnace and they will come out and fix it. Everything on the furnace checked out well no other issues we have to come back next week in order to do combustion analysis wants the repairs made to ensure the unit runs correctly.
Mini split tuneup on 2 heads and one outdoor. Checked the air filters and cleaned. Checked the wiring connections and the voltages. Inspected the unit and the blower operation cleaned if necessary. Check the fan operation for all speeds and checked the unit in the heating mode operation. Took temps from return side and supply. Checked the outdoor heat pump, wiring connections, and the voltages. Checked the combined amps for the fan and the compressor. The indoor heads and the outdoor heat pump or in good working order. She was having a small issue , but the remotes were on different settings causing the heads not to communicate. The tune ups were completed today , can cancel her scheduled maintenance in 2 weeks .
Performed tune up and cleaning on Weil McLain oil fired boiler. Disassembled entire boiler and brushed and vacuumed heat exchanger and entire chimney base, replaced filter, nozzle and strainer. Primed entire oil system and performed combustion analysis. Checked over entire system for leaks and ensured the aquastat shut off at desired set point. No issues with boiler at this time.

Test humidifier and replace customer supplied pad #10 blower motor and cap ok. Could see lot of dust accumulated on wheel. Provided estimate to remove wheel and clean in. Also found defective water heater expansion tank. Current expansion tank is not supported. Provided estimate to replace expansion tank and add support to it.
Performed two gas heater tune ups. Check electrical low and high voltage ok replaced filters. Clean sensors and inspect burners. Performed combustion test check airflow supply and return. Check static pressure on both units. Noticed first floor system exhaust pipe exceeds manufacturer recommendations 3 in calls for no more than 75 feet equivalent. Linear feet are 60 feet with 4 sweep elbows and two 45s. Total equivalent length is over 100 feet. Customer is aware this drain and vacuum issues could start happening in couple years not a problem as of right now, but this could be an issue in the following years. Provided estimate to install air purification system for both units.
Installed new tahm wire handler with 10kw heat kit and heat pump. Adapted return and supply. Tapped/ caulked return and supply. Ran new line set with line hide and adapted to new equipment. Adapted condensate line and installed new ez trap. Installed new trans thermostat and wired in low volt with safeties. Installed new trans heat pump on leveled pad with snow legs. Installed new disconnect with surge protector and wired into outdoor unit. Cleaned up work area and tested out equipment.
Performed gas boiler tune up, check electrical low and high voltage connections and components. Cycle boiler and test water/temperature ok noticed relief valve spring is very hard to turn. also water feeder doesn’t feed water correctly. Provide estimate for those repairs. Check burners and ignition assembly ok performed combustion test ok cycle boiler on limit 180 degrees ok. Test all three zones ok. Emailed estimate for recommendations.
Perform tuneup on Bosch heat pump system, ran unit for a duration in emergency heat and checked heat strips and all associated electrical connections and motors. A split was taken across the coil and unit was switched over to heat pump mode went to the outdoor unit and checked all of the Readings off of the inverter board as well as inverter health motor amperage and refrigerant pressures filter was changed as well. No issues with unit at this time.
Completed (2) six month inspections (2) 80,000 BTU Trane Gas furnaces, Inspected all aspects of install, To make the gas line plumb we will need 36” 3/4 black iron nipple. (4) 3/4” elbows, assorted shorter nipples and a 12” 3/4” black iron nipple. Set heating fan speed to to 6 based on static pressure and capacity. Inspected wiring, controls, electric motors and components. Checked ignitor ohms value and verified flame rectification circuit. Confirmed manifold gas pressure. Gave tips about maintaining cleanliness of drain pans and pumps. Combustion and draft tests: Pass Homeowner would like to be able to use fan speed “2” for constant fan speed. You cannot do this using the control but it may be possible to switch the wires from the blower motor. Discussed and left email estimate for APCOX air treatment system. He may be interested in installing one for second floor. Both systems operating well at this time.
