Water heater was inadvertently shut off when the fire department was here looking for the water alarm. House pressure measured at the tank is 55 psi: Good The expansion tank has failed. Needs new temperature+pressure relief valve AND expansion tank. The parts are not covered under Bradford white 6 year warranty. Left estimate for expansion tank and T+P valve. *Please order the correct T+P valve. I showed him how to relight pilot. Also said it will be ok until early next week when we will schedule to complete work. Homeowner paid half of balance tonight. We will schedule to complete work ASAP.
Performed propane gas heat tune up changed 14x24x1 filter. Flushed drainage and test condensate pump. electrical wiring, connections fine. Cleaned burners and sensor and cycled heating. Check gas pressure ok combustion and temp split ok. There was lot of rust in burners. I was able to clean them, provided estimate to upgrade burners to stainless steel burners, Amana now has upgraded burners version. Emailed estimate for regular and stainless burners. Current system does not have any surge protection. Talk to customer about adding service protection to the heater.
Perform propane gas heat, tuneup check electrical low and high voltage connections and components ok, change customer supplied air filter, airflow and static pressure ok, cleansed sensor and burners check low and high stage heat manifold pressures performed combustion test ok, service humidifier test operation replace humidifier pad. Customer has humidistat set to 35% at the thermostat. Took photos of condition of burners, igniter and sensor. As I was inspecting heat exchanger. I could see some damage to heat exchanger. Not crack as ring now but that will get bigger as furnace runs more often. Also, customer noticed some noise coming from the compressor this morning. Those are signs that the compressor is starting to go. It’s 13 years. Will recommend getting a estimate to update system. Office to follow up with customer to set up home comfort consultant.
Upon arrival for maintenance on dual fuel system I turned on the thermostat in heat pump mode. I went down stairs and checked the air filter. Cleared drain and added condensate tabs. Checked delta t in heat pump mode. I then shut the unit down. Inspected heat x and burners. Blew out furnace drain. Cleaned the flame sensor. Checked blower motor and assembly. Checked all electrical. I turned the furnace on and checked gas pressures. Checked air temperature rise. Performed a combustion test. Unit is in normal operation at this time. *****Shower is leaking into ductwork and on furnace!!
Gas furnace tuneup on a 90% furnace . Checked the air filter and replaced , supplied by the customer. Did service the humidifier and tested, set at 35%. Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . Inspected the flue pipes for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service.
Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time. ***On second floor system I found eyelet on heat exchanger cracked around it and about to fallout. Checked CO in ductwork and none is present at this time. Shut gas off to unit until problem is addressed. Found burners in really bad shape as well and inducer is amping on the high side. Unit is 18 years old. It may be time to think about replacing this system.
Did a QA on a new trane 2stage gas furnace . Check the cleanliness of all the wires and connections. Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Checked the control board for proper set up and checked the thermostat for set up. Checked outdoor level and the disconnect level and made sure all penetrations are caulked . Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service.
Check up on a heat pump system. Checked the air filter . Checked the wiring connections and the voltages. Checked the thermostat in all heating modes. Performed an outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order. Gas furnace tuneup on a 90% Checked the air filter. Checked the wiring connections and the voltages . Inspected and tested the burners and flame sensor and igniter. Flushed and tested the drain lines and furnace trap . checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe and fresh air for bellies. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.
Had to re light customers pilot on water heater
Removed old gas furnace and A/C outdoor, installed new gas furance and A/C outdoor, installed new 3/4 and 3/8 lineset, installed conversion kit and low pressure safety switch, we adapted to existing fuel line, adapted to existing venting, reused return and added new supply, installed condensate pump with an ez trap and 3/8 vinyl tubing, added surge protector. Removed old outdoor pad and added new 36x36x3 concrete pad, installed a disconnect with surge protector and voltage monitor. Connected high and low volt wiring, cleaned work area, tested out.
