Performed precision heat tuneup on nine-year-old Amana modulating gas furnace and Amana AC. April air 413 air filter is OK. Checked all electrical connections and components. Blew out condensate drain. Clean flame sensor. Check temperature rise and heating mode and temperature split and cooling mode. Check refrigerant pressures and temperature at indoor and outdoor units. Found no surge protection on modulating gas furnace. Highly recommended installing surge protection provided estimate. When kicking on the thermostat for the first time, could smell a dirty sock smell coming from the vents. Evaporator coil has dirty sock syndrome . Provided estimate to clean coil. Both gas furnace and AC are working at time of service.
Homeowner was concerned about the LEDs on the Lennox furnace for second floor. This particular pattern of LED (Both Red and Green simultaneous slow flash) is “Normal operation, cooling and continuous fan). No error codes present. In heating mode the LEDs are a simultaneous fast flash. I tested operations of furnace: Good Set thermostat back to mode OFF fan ON. I told her should she observe any other pattern of LEDS to call us.
Fully assessed no heating situation. Found burners to be rusted and corroded like other contractor said. Called distributor and found that the burners were still under a parts warranty for 10 years. Perform combustion test on furnace. Ordered burners from distributor. Gas furnace is working intermittently at time of service.
Completed 6 month nspextion for 3 ton 20 SEER Bosch inverter: Aux heat is oil hydronic; Sheller services oil boiler Went through thermostat settings with homeowners Replaced 18x20x1 filter Indoor and outdoor coil in good condition. Inspected wiring, controls and electric motors; equipment has surge protection Measured temperature split in cooling and temperature rise in heating. Refrigerant pressures 154/345 @ 35 Hz: Good System operating well at this time. Homeowner became plan member for both systems in the house today.

System operating well at this time. Discussed becoming plan member for system today. Homeowners agreed and paid for AC+Gas Heat plan today.
Completed heat tune up for 2 Ton Heat pump with 10KW electric heat kit. 6x20x1 filter in good condition Indoor and outdoor coil in good condition Inspected wiring, controls and electric motors. Left estimates for surge protectors. Aux heat amps 40; 10KW Good; outdoor capacitor reading under manufactures recommendations. Left email estimate to replace. Not under parts warranty. Parts warranty expired in 2019. Confirmed this by calling HVAC distributors. Drain is clear. There are no water safeties other than pump safety. Left estimates for EZ trap and wet switch. Measured temperature rise and static pressure Monitored R410A refrigerant pressures and diagnostics: Good System operating well at this time. She asked if there was a musty smell on basement she recently bough a larger dehumidifier. I discussed and left estimate for APCOX. This system the coil is on the negative side of air stream so they would need APCOX with additional bulb. The coil doesn’t have any signs of biologic
We Removed old boiler and installed the new boiler, installed 6” metal round with a draft damper and tee, adapted to existing piping, installed low water cutoff and automatic water feeder, installed new thermostat, connected wiring, cleaned work area and tested out.
Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.

Install installation of a LED Reme air purification system on attic air handler. Installed new transformer and test operation. I would recommend running the indoor air fan motor motor mire often. Maybe 30 mins per hour.

Gas furnace tuneup on a 90% Checked the air filter and found good . Checked the wiring connections and the voltages . Inspected and tested the burners and flame sensor and igniter. Flushed and tested the drain lines and furnace trap . checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. Inspected the flue pipe and fresh air for bellies. checked the motor amps on the inducer operation and blower motor . Took indoor heat temp rise and tested for combustion. everything is in good working order at this time of service.
Check up on a heat pump system. Checked the air filter and cleaned. Humidifier was inspected. Checked the wiring connections and the voltages. Checked the thermostat in all heating modes, started with electric heat. Inspected the amps for the heating elements and checked the blower amps and the operation. Took electric heat temps at the return and supply. Performed a outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.
Replaced all (6) REME Halo cells. All of them were completely expired last replaced 3-18-24. REME recommends replacing every 2 years. The REMEs for the 2 units above lobby drop ceiling are nerguzed by blower relay. There are (4) systems that have float switch pan safeties. It is better to have a wet switch which will detect water much more quickly and reliably. There is 1 other unit. (Main lobby) that has no pan switch. I left estimates for (5) wet switches. Also left estimate for (3) EZ traps and (1) secondary port safety switch (for unit above access in nursery farther away). These are overfill safeties that will shut equipment down in the event of a drain clog thereby preventing backfill to the equipment and pan. Order (3) 23x24x4 filters and (4) 16x25x2 filters for tune ups. Invoice reflects (6) REME cell replacements.

Fully assessed noise situation. Outdoor AC unit hooked up gauges to system and checked refrigerant pressures in second stage. Refrigerant pressures were 297/107 with 7.5 subcooling. How many keeps second floor AC set around 65° in cooling mode. Explain to homeowner that this is very low to keep the AC especially when it gets cold outside in the AC is running because suction pressure will drop very low and the compressor can become noisy as the suction pressure falls. Checked amp draw of second floor compressor. Also tested 40/5 capacitor. All checked out fine. AC is working fine at time of service.
Customer has a reme halo and we just replaced the cell bulb . Customer says she’s getting a smell. I didn’t smell anything out of the ordinary and neither does her husband. She may want to change the halo system to a halo led ( non ozone) . I left a price in the estimate for them . Follow up if needed to see if they want to move forward. As of now I have them running the fan on to help dissipate the ozone smell .
Fully assessed oil boiler. Looked over all components and did find some leaks on the boiler that should be addressed oil boiler is 25 years old and indirect is also 25 years old, but no leaks from the boiler or the tank itself of the indirect at this point. Provided estimate to replaced air eliminator on boiler side and air bleeder on top of indirect tank. Also, customer mentioned to me that the other company was blowing up the expansion tank with air, provided estimate to replace expansion tank. Also gave customer the option of the maintenance plan to get discounts on repairs . Homeowner to decide next steps.
Perform tuneup on two Lennox, gas furnaces, performed combustion analysis and confirmed proper gas pressure to both units as well as cleared drains and checked and cleaned flame sensors for both units. Amperage were checked for both of the blower motor and the inducer motors for both units, the first four unit has a high amp draw for the inducer motor, and the bearings are beginning To make noise and estimate was created for the replacement of the first floor inducer motor. Both blower motor capacitors are within specifications as well as heat exchangers are both in good shape no other issues other than the first floor unit needing a inducer motor. Customer accepted estimate for inducer replacement spoke with Jim in the warehouse. He said he will pick it up and spoke with Brittany as well. She booked him for a 10-2 window, half down was collected.

The new Defender CO detector is reading 10pm in the front bedroom. My analyzer is reading 4 ppm there. There is a ventless fireplace in the living room. They have it cleaned/serviced every year including this year, Ventless fireplaces do produce very low levels of CO. My recommendation would be to turn fireplace off and see how the new CO detector responds. She has sleep apnea/lung problems. I would have fireplace checked out by contractor or shut off altogether, permanently. The CO levels in new furnace are well within acceptable pebbles and the furnace is not producing any ambient CO at all. Completed quality assurance for S9V2B080 Trane natural gas furnace. Aprilaire 313 filter in good condition. Ensured all aspects of install meet quality standards: Mechanical, new gas piping, vent piping, wiring, drain piping and safeties. Soap d lil gas piping to check for leaks. Set fan speeds in heating for target CFM 900 in low fire and 1260 CFM in Hi fire. Interstate delay is set for 1
Performed geothermal unit checked electrical low and high voltage connections. Inspect filter flush drain check compressor components ok water pressure and temp ok airflows test back up heat ok service and cleaned humidifier. Inspect reme air purifier ok. Heat pump is working within manufacture customer will replace filter. Service plan was renewed during today’s visit.
Arrived to the customers rental property . This was considered a service call not a cleaning. Customer has a failed circulator on the boiler. I quoted.1,423.75 . Will need to drain boiler down to remove the circulator and will need to refill the boiler and bleed air if needed. Also will see if the boiler needs any other services once tested. Customer is scheduled for the repair next day .
