Customer is concerned about the heat pump running more often during cold days check operation of the heat pump up upon arrival. Instructed customer turned the thermostat to 74 heat pump came on and also auxiliary was showing on thermostat. Test operation of system 42 amps on back up heat, check refrigerant levels and pressure ok levels are within manufacture specifications. Check supply and return temp ok. Filter is dirty customer will replace filter.
Check up on a heat pump system. Checked the air filter found good . Checked the wiring connections and the voltages. Checked the thermostat in all heating modes, started with electric heat. Inspected the amps for the heating elements and checked the blower amps and the operation. Took electric heat temps at the return and supply. Performed a outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Checked the outdoor unit pressures . Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.
Completed heat tune up for 3 Ton Heat pump with 10KW electric heat kit Replaced 20x20x1 filter Indoor and outdoor coils in good condition Cleared EZ trap and checked condensate pump Verified humidifier operations, pad in good condition Inspected wiring and controls, electric heat amps 41 Good. Left estimate for surge protectors Measured temperature rise and static pressure Checked refrigerant charge and pressures Tested defrost System operating well at this time.

Noticed that the after heater drain valve had a very slight leak at the stem. I attempted to adjust drain valve and the leak is still at a very slow trickle. I showed homeowner and put a bucket underneath the valve that is catching the water for now. Left estimate to replace water heater drain valve. Also left 2 estimate to replace 50 gallon propane power vented water heater. 1 for Rheem water heater the other for Bradford white water heater.
Upon arrival for maintenance on 2 gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. Blew out drains. I checked gas pressures. Checked air temperature rise. Performed combustion test. Jim asked me to look into humidifier if it still functional. I found jumper from r to h terminal on humidistat meaning it would have constant power. Also found yellow insert clogged not allowing water to come out. I fixed wiring and port. Humidifier is operational now. Units are in normal operation at this time.
Drained down boiler enough to remove old expansion tank and old auto fill. Installed new number 60 expansion tank and auto fill adapted with half-inch female pro press fittings. No leaks found. Cycled back on boiler. Blood air out of all radiators. Did not have time to perform boiler maintenance. Boiler is working fine at time of service. . Also connected tenets Internet to Wi-Fi thermostat.
Completed heat tune up for 80,000 BTU natural gas furnace. 16x25x1 filter ok. I redid gas piping so that homeowner can replace filter. Gas piping was preventing him from removing filter cover and replacing filter. Inspected burners, heat exchanger, inducer assembly. Checked pressure switches and tubing and verified inducer draft. -1.67” switch rated for - 1.27”: Good Cleaned flame sensor and verified flame rectification Confirmed gas pressure Inspected wiring and controls.Note this unit still has blower guard kit. The solution is to replace the AC coil drain pan and remove this kit if the problem happens again. Measured temperature rise and static pressure Combustion and draft tests: Pass System operating well at this time Homeowner paid for tune up today.
Customer has no heat at main house zone. We did some repairs yesterday. We bleed air from line. Now main zone is not heating. Check computer settings and found to be dining room thermostat to be priority than main hose. Made some adjustments so main house it’s priority number one and dining room it’s number two. Test operation cycle boiler ok. Also reduce max firing rate to 80% so water temps does not increase fast so boiler goes into soft lockout. Reduce firing rate to 50% for dining zone. Cycle boiler ok. During the troubleshooting I was able to do some maintenance procedure on boiler. Boiler needs a maintenance kit. All the gaskets are worn out. Also expansion tank it’s no longer holding water temperature. Bring this to customer attention and provided estimate for recommendations, customer approved maintenance kit. Other estimate He will decide by tomorrow so we can be prepared when we come back. Customer pay 50% for repairs.
Completed plan member heat tune up for 110,000 BTU concord furnace Replaced 16x25x1 filter Inspected burners, heat exchanger, inducer assembly Measured temperature rise and static pressure Cleaned flame sensor and verified flame rectification Ignitor in good condition, measuring correct ohms Inspected drain. There is no overfill protection for the AC drain. Left estimate for secondary drain safety switch Inspected wiring, controls, electric motors and components; left estimate for x13 blower motor surge protector. Confirmed manifold gas pressure Combustion and draft tests: Pass System operating well at this time.
Performed precision heat tune up on rheem high efficiency gas furnace. Replaced aprilaire 413 air filter. Serviced humidifier with #35 pad. Checked all electrical connections and components. Found st12 expansion tank on water heater has failed. Water heater is older from 2011. Provided estimate to ether replace expansion tank or entire water heater, would highly recommend due to age of water heater. Cleaned flame sensor on furnace. Checked gas pressure. Found a decent amount of rust in heat exchanger, but no cracks at this time. Checked temperature rise and performed combustion test. Gas furnace is working at time of service.

Found that when homeowner turned on small baseboard loop that he barely uses that board on well McLean ultra was not outputting 125 V to main circulator loop pump and was shutting off boiler on high limit. Decided to just use main loop in house and Garage fan coil to heat up the garage slightly and not use small loop. Also found that after running main loop there was air lock in the main loop of the boiler system. Explain to homeowner that we need to purge the air in order for the loop to get hot . Purged air and tested operation. Did not have time to perform maintenance at this time. Boiler is working fine at time of service.

Installed new Amana gas furnace. Put unit in 30x 30 drain pan with condensate pump and float switch. Built new return and reused old humidifier. Built transition from coil to furnace. Sealed all air penetration on unit. Adapted gas line and flus. Adapted high volt and installed new outlet and switch. Adapted condensate line to new condensate pump and ran new vinyl tubing from the pump to sewer line located in the basement. Reused thermostat and wired in low volt with safeties. Cleaned up work area and tested out equipment
Perform precision heat tuneup on Dyken gas furnace. 20 x 25 x 4.5“ filter is clean. Checked all electrical connections components. Clean flame sensor. Blew out tubing. Check temperature rise. Performed combustion test. Homeowner renewed maintenance plan. Gas furnace is working fine at time of service.
Performed heat 2.5 Ton Trane Heat pump system with 9.6 KW strip heater: 16x20x1 filter ok at this time. Inspected condition of the indoor and the outdoor coil Measured temperature rise and static pressure. Checked wiring, controls, electric motors and components. Tested defrost operation. Checked electric heat operation and amp draw. Monitored refrigerant pressures and diagnostics ok. Indoor unit is restricting airflow for indoor coil. Provided estimate for recommendations. Coil cleaning and add ac renew System is 12 year old average life span if 12 years.

Installed new trane 90% gas furnace(propane). Adapted return and installed new April wire filter. Built transition between coil and furnace. Sealed all air gaps on the furnace. Adapted gas line and installer new low tank shut off. Adapted high volt and installed new outlet and switch. Installed 2 new t6 thermostats and wired in low volt with safeties. Adapted condensate line and installed new condensate pump. Ran new vinyl to sewer line located in basement from condensate pump . Adapted flus and ran fresh air drain. Cleaned up work area and tested out equipment
Customer noticed heater was not working, he reset power to unit then started to work for hours and once again system was not providing heat. Arrival set thermostat to call for heat and checked operation. Check all safeties sensor burners the ignition system electronics perform combustion test, clean flame sensor troubleshoot system, retrieve error codes from the control module. High limit error was showing on history, 213 filter is clean. Check total external static pressure .60 water column. Based on with customer describe the motor was trying to come on but no operation from the blower and sometimes air would not be blowing, x13 motor. Test operation of motor and checked ok. This might be and intermittent problem with motor. Provided estimate to replace motor. Call manufacturer and they stated the motor is still under warranty. Customer will be responsible for labor and processing fees.
Arrived at call with blower motor issues, ran unit in emergency heating mode and listened as. Blower motor ramps up and held speed for about 30 seconds before shutting down and causing the high limit safety to trip, blower motor was then diagnosed as faulty. New blower motor Was ordered from Ferguson and was shipped to the shop. Customer paid half down and motor will arrive in approximately 2 days.
Perform gas boiler tuneup Bosch green start Combi boiler. Check electrical low and high voltage connections test operation. Perform combustion test check drain test pump check supply return water temperature and pressures check safety valves check expansion tank ok. Air separator ok. Check sheeting in boiler. Set boiler to run on heating space baseboard targeting temp. Domestic water temp set to 122 Degrees cycle boiler ok.
Performed 6 month inspection on trane gas furnace. Tested unit in heating mode and tested combustion, gas pressures. Temperature split. Tested and cleaned flame sensor and hot surface igniter and tested blower and inducer motor. No issues with unit at this time
Arrived to do a 6 month inspection on a Bosch heat pump. Spoke to Bryce about the system and he said that it’s been great. They have had no issues with system. I turned on thermostat and went down to the unit. Checked my temperature split and had 40°. Inspected wiring and all electrical. Cleared the ez trap and added condensate tabs. Changed the air filter. Proceeded outside to inspect operation of heat pump. LED lights showing normal operation. No signs of issues outside. Unit is in normal operation. Size 413 filter.
