Installed provided Gen5 control board. Followed manufacturer installation instructions. Used appropriate size wire nuts for the wiring. Cleaned filter as best as possible. There is a grime on filter. I told Nader to order one from Rheem. Clean once a month. Afterwards I tested by putting in high demand mode. It’s up to Nader if he wants to change mode/efficiency. Water heater operating well at this time. Nader paid balance via text message link today.
Perform precision oil tuneup on older Weil McLain oil boiler. Replaced .75 x 70 b Nozzle. Replaced RF oil filter. Vacuumed out from heat exchanger smoke pipe and chimney base number 30 expansion tank has failed auto air vent leaks when you open it and relief valve should replaced, provided estimate. Performed smoke and combustion test oil boiler is getting older and should probably be entirely replaced. Boiler is working at time of service.
Performed tune up on Lennox gas furnace, ran unit in heating mode and checked combustion and gas pressures, cleaned and checked flame sensor and hot surface igniter. Checked inducer and blower motor. Checked heat exchanger and temp split. No issues with unit at this time.

Addressed heating repair for a boiler system with inadequate heat output. Diagnosed faulty circulator pump. Replaced pump, bled air from system, and verified proper water flow. Checked expansion tank pressure and adjusted to match system requirements. Tested operation and confirmed even heat distribution throughout the home.
Reviewed goals and concerns of client, completed full assessment of home, including photos and thermal imaging and measurements. Completed blower door test at 4400 CFM 50. BAS would be 2100 CFM 50 at the high-end and 1400 CFM 50 at the low end. Received payment from customer via credit card and will build proposal early next week and send along with all photos and thermal images.
Performed QA on Trane Gas Furnace/AC system. Upon arrival homeowner informed me that the system was blowing the fuse and also the drain line had clogged several times. Checked over all wiring on system. Began testing wiring but did not have enough fuses and did not have the Fuse Popper Tool. After Kurt arrived was able to find that the thermostat was bad. We installed the T4 during the install but after we left they reinstalled there own thermostat. Installed the T4 thermostat and programmed. Put system into operation and tested in heating and cooling. Performed combustion testing and tested the vent motor pressure switch safety. Blew through the condensate line and poured several bottles of water through the drain to make sure it was draining. Reviewed thermostat operation with the tenant. Completed checklist form in system.
Installed new trane furnace, indoor coil and A/C outdoor. Reused return and adapted supply. Tapped/ caulked return and supply. Adapted high volt and installed new outlet, switch and power vent. Adapted condensate line and installer b installed ez trap. Adapted gas line and flu piping. Installed new Honeywell thermostat and wired in low volt with safeties to the furnace. Ran new line set with low volt wire and adapted to new equipment. Installed new trane outdoor on leveled pad. Installed new disconnect and wired into outdoor unit. Cleaned up work area and tested out equipment
Completed estimate for new Trane furnace and ac for rental property. Emailed to customer.
Land lord called in for no cooling, and electrical smell coming from unit. Upon arrival, found unit off talk to tenant he stated the unit was frozen. And no airflow coming out of the unit. Check operation found motor running, but over amping and also could smell burning smell from whinings check capacitor ok. Motor was very hot. Called land lord and provided estimate for repairs. Customer approved repairs. Installed new motor test operation noticed motor is louder than normal. Tried new motor band and set speed to match old motor still no change on noise. We need to order oem motor. We will check refrigerant pressures when we come back with oem motor. Current Levels show slightly low. Unit is from 2010 would recommend getting an estimate to see if is better to upgrade or repair. Office to follow up with customer.
