Removed old gas furnace and A/C outdoor, installed new gas furnace and A/C outdoor, installed new T6 thermostat, re used return and made new supply, adapted to existing vent piping, installed new condensate pump with ez trap and vinyl tubing, adapted to existing fuel line, added motor surge protector. Removed old pad and installed new 36x36x3 concrete pad, installed disconnect box, replaced lineset with 3/8 and 3/4, connected high and low volt wiring, cleaned work area and tested out.
Estimate
Perform precision heat tuneup on 2009 Gibson high-efficiency gas furnace . Replaced 16 x 25x1 air filter. Checked all electrical connections and components. While system was running, could constantly smell gas. Bubble checked gas valve and found gas valve leaking from the body itself. Also found hot surface igniter had cracks in it and blower. Capacitor was weak. Provided to repair but highly recommended replacing Entire system. Perform combustion test. Check temperature rise. Cleaned Flame sensor. Put lockout tag out tag on furnace due to danger of gas leak. Set up appointment with our office to have someone come out today to give a replacement quote. System is down.
Changed filter, inspected coils, checked electrical, checked delta t 20°, checked blower wheel, checked capacitor, checked contactor, checked pressures. Top of trap is cracked. Has pvc glue over it.
Found vinyl clogged and condensate pump broke. Replaced pump and blew out vinyl. Mixed hot water and simple green to flush vinyl. Added condensate tabs. Wired in safety switch to break R. Tested unit. Recommend getting routine maintenance.
Fully assessed water leaking situation. Found water all over the floor lifting up floor boards and soaking boxes at lower level. Took apart evaporator panel and had to remove fresh air intake to access evaporator coil. Found drain pan backing up and full of water. Provided 2 estimates (1) to just un block drain. And (1) to add ez trap for water protection for future water issues. Tried calling real estate company several times and left messages.
Duct sealing touch-up
Changed filter, inspected coils, cleared drain, checked delta t, checked electrical, checked refrigerant pressures, checked contactor, checked capacitor. Unit is in normal operation at this time.
Reviewed our work scope that was completed and found everything to be in order except for some minor duct sealing that still needs to be done in the basement. Tried to diagnose potential causes of the higher temperatures in the master bedroom and reviewed potential problems and solutions with clients. I advised them to experiment with adjusting vents on the first floor to force more air to the second floor, and also recommended that they have their HVAC system assessed and serviced to make sure that it is working properly. It seemed like it was short cycling a lot while I was there. For example, the system would come on for about six minutes and then go off for about 10 minutes fairly consistently the entire time I was on site. The only follow on work for us at this point would be draft blocking the ceiling joists above the garage and dense packing the joist cavities below the master bedroom.
