Perform precision heat tuneup on 2008 air ease propane, gas furnace. Replace 16 x 25 x 1“ air filter. Checked all electrical connections. I components. Found thermostat buttons were failing on thermostat. Recommended replacing with Honeywell T6 thermostat. Installed thermostat clean flame sensor. Inspected heat exchanger and found it to be pretty rusted and corroded. Recommended replacement of gas furnace. Homeowner plans on moving in the next couple of months. Also found burners rusty. Check resistance of hot surface igniter. Perform combustion test. Gas furnace is working at time of inspection.
Customer has oil boiler that provides heat and also hot water. We were here for boiler not working at all. Customer stated once we did repair she stopped having hot water. She called plumber to replace mixing valve and also relief valve. On today’s visit found boiler hot found no water pressure on boiler. Added water to boiler and test operation both zones are getting hot. Cycle boiler ok no charge warranty
Upon arrival I shut the oil off at the tank. I changed the oil strainer and nozzle. Cleaned electrodes and repositioned them. Inspected gun chamber. Tested transformer and checked operation of primary control. Inspected heat exchanger, flue, and chimney base. Assembled unit back together. Checked expansion tank and auto fill. Inspected piping for any signs of leaks or corrosion. Turned unit on and bled air from oil line. Checked draft and performed a smoke test. Performed combustion test. System is performing very well at this time of service.
Found thermostat had 140.02 hardware error code. Explained to homeowner that in the manual for trane the first thing they want you to do is reset indoor and outdoor breakers. Reset and left off for 3 minutes. Kicked system back on and code went away. Checked over all parameters in the thermostat. Tested gas furnace and hybrid system. 16x25x1 air filter was dirty, swapped out with one homeowner had. Checked over wiring. Performed combustion test. Tested heat pump pressures. Homeowner likes gas furnace better so showed homeowner how to switch to emergency back up to run gas furnace all the time. Explained to him that any time there is a power glitch it can generate error codes and to reset system first. Hybrid system is working properly at time of service.
Performed precision heat tune up on amana high efficiency gas furnace. Replaced 16x25x1 air filter. Replaced #35 humidifier pad and tested humidifier. Cleaned flame sensor. Found water heater is almost 10 years old and recommend replacement, provided estimate. Inspected burners. Performed combustion test. Gas furnace is working fine at time of service.
Recovers refrigerant into outdoor unit. Cut out and removed old coil. Installed new coil and adapted condensate line. Resealed duct work and brazed in coil. Replaced filter drier on outdoor unit. Pressure tested line set and pulled new vacuum. Released refrigerant and cleaned and checked pressures. Cleaned up work area and tested out equipment.
Customer has the heat pump with propane gas heater as backup. Customer explained that yesterday the heat pump just continued to run and not put up hot air. Then he switched the thermostat to emergency heat check heat pump operation upon arrival set thermostat to test mode. Heat went outside check refrigerant pressures, levels supply and return air temperature getting 15° temperature split, refrigerant was lower than normal. Add refrigerant and recheck refrigerant levels and supply temperatures. After adding refrigerant pressures came up to 300/95 and my split temperature inside was 21° inspect indoor coil use electronic leak detector. I’m getting a small trace of oil on left side of coil. I will talk to management and come up with a plan. Before customer runs out of the two-year guarantee ( per customer). Office to follow up with customer.
Went into tenants apartment and she showed me where the leak was. It was the valve off of water heater. I removed the knob and repaired the leak. I put the knob back on. I dried and inspected the spot where the leak was for 10 minutes to ensure there was no more drips.

Customer has Mr cool single head unit 3 ton no heating. Showing low pressure error code. Check standing pressure on outdoor heat pump found to be 34 psi indicating low refrigerant levels. Provided estimate to add nitrogen to find leak. Once we find leak we will provide estimate for repairs. We called customers home warranty to file case, customer will get back to us once he talks to home warranty.

Cycle boiler couple times ok outdoor sensor ok. Primary secondary pumps ok. Water heater is from 2010 provided estimate to upgrade electric water heater.
Heat tune up for 60,000 BTU natural gas furnace: Replaced 16x25x1 filter Replaced Aprilaire 35 water panel and tested humidifier operations: Good Inspected burners, heat exchanger (there are some sections of primary heat exchanger that have corrosion) inducer assembly Cleaned flame sensor and verified flame rectification circuit Inspected wiring, controls and electric motors. Left previous estimates for AC side of the system. Checked drain. The trap is not serviceable. I left previous estimate for EZ trap. Confirmed gas pressure Measured temperature rise and static pressure. Combustion and draft tests: Pass System operating ok at this time. Given the condition of heat exchanger it could fail soon, As a reminder, The AC system has a refrigerant leak. Would recommend having consultant give system replacement quote.
Per Tune up on gas fired boiler, ran unit in heating mode and checked gas pressure and combustion, checked inducer and circulator motor. Checked boiler temperature split and pressure. Checked for any system leaks and tested system feeder, no issues with unit at this time.
no heat oil furnace found burner locked out on no ignition used Beckett contractor tool to troubleshoot unit check fuel pump 100 psi coming in inspect nozzle and electrodes. Found Nozzle restricting oil flow. an electric a little bit off balance talk to customer about issue provider estimate for repairs customer approve replacement replace replacement of nozzle. clean and realign electrodes. Recycle furnace five times and every time came on transformer test OK cad cell reading average 600 ohms. Notice barometric damper is not working and also notice clean out. Pour for heat exchanger left side. They use furnace cement to keep it in place. Both of those covers need to get replaced. Provided estimate to replace those covers.
Perform two propane heat tuneup, newer unit and older Bosch and Bryant. Check electrical low and high voltage, clean flame sensor inspect burners perform combustion test check supply and return air temperatures. replace filter for the older unit 413 filter for the newer unit. It’s OK. Check drain test pump cycle both units. Both units are working under normal conditions. Customer asked me to change the humidifier panel as I was replacing humidifier panel for April 400 model noticed that water was leaking on the inside Part of the humidifier. One of the clips is missing. Provided estimate to repair humidifier.
Performed tune up on Bosch heat pump, checked unit in emergency heat mode and tested temperature split, indoor blower and coil and changed filter. Then went to outdoor unit and checked electrical and mechanical components including compressor and outdoor fan motor. Tested inverter and refrigerant levels, no issues with system at this time.
Upon arrival for no heat on a package unit I spoke to Charlene about the issue and location of unit. I went onto the roof went over to the area in which thermostats were located. I found two units next to each other locked out. Determined one did the hallway and one did the front office which the original no heat call was for. I reset power to hallway unit and received a pressure switch fault to a lockout. Inducer motor was humming but never started spinning. I verified it was receiving 230 volts. I removed inducer motor and spun the fan housing as it was stuck slightly. I put the inducer back on and tested unit several times. Hallway unit is in operation but don’t know how long inducer motor will last. I then went to the front office unit and noticed the heat exchanger has several holes in it. I reset power to unit and noticed this unit received a pressure switch fault as well. I checked voltage coming to the inducer motor and I did not have 230v from the ignition board. I reset power
Perform gas heat tuneup on a Lennox 80% furnace. check electrical connections, low and high clean flame sensor inspect burners check manifold gas pressure perform combustion test. Ok. Box filter 16x25x4 ok. Check supply and return air flow ok. 50 degrees split. Test water sensor and ez trap ok. Provided information about adding whole house humidifier. Customer doesn’t want any estimate for humidifier at this time. Customer signed up for service plan.
Perform precision heat tuneup on 2019 carrier high-efficiency gas furnace. Homeowner just replaced two 20 x 25 x 5“ air filters. Checked all electrical connections and components. Clean flame sensor. Found 2 to 3 inch PVC exhaust leaking water on furnace. Provided estimate to repair. Also found hot side of water heater piping leaking listed fittings and repair and provided estimate. Found some rust inside furnace and bottom of return box. Explain to homeowner that he could get something like a rust remover and try to remove the rust himself. Rust is not affecting The furnace mechanically at time of service. Performed commotion test. Gas furnace is working fine at time of service.
Gas furnace inspection on a 90% furnace . Checked the air filter and replaced with new Checked the wiring connections and the voltages . Flushed the drain lines and furnace traps and inspected the condensate pump. Inspected the burners and flame sensors and cleaned . Inspected the flue pipe on the exhaust for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures for 1st and 2nd stages, and the furnace safeties. checked the motor amps on the inducer operation and blower motor. Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service.
Perform quality assurance on new furnace installation cycle furnace couple times went over Settings thermostat electrical and gas everything it’s in good shape no adjustments needed I did notice that the thermostats is off by like 4°. Let tenant know about this.
Arrived for no heat new customer. On arrival I went to the basement. I reset the system to watch unit operation found my burners don’t light across all the way to the customer cleaning the burners he approved the cost of cleaning the burners once the burners were cleaned. I turned the system back on and tested the system operation . Everything is back up and running at this time of service. Collected for new contract and service fees. Please follow up with the customer to schedule there 1st check up.
Unit is overheating due to the ductwork. It runs with blower door off at 70° return temp and 148° supply temp. 78° air temp rise. Design air temp rise is 60° max. Static pressure is .06-.07. System is designed for .05. Home is 988 square feet with 85,000 btu furnace. And no supply or returns on basement section. Limit for on off is 115° and off at 180°, unit is designed for 160° or less. As soon as I put the blower door on the unit it achieves over the design and limit temp and shuts down until it cools back to the 120 reset and then locks out. Could add return and supply in basement to try to help with the issue. Water heater is electric so no draft issues with return. I de-rated unit to .50 gps nozzle. Adjusted air band to get combustion where it should be. Opened up two small portions in supply only. Had 77° return and 142° supply temp. Unit will operate without shutting off now.
Return visit to install new condensation pump had to modify the drain add unions. Check system operation went over customer customer likes this pump Much better, could barely hear it. Cycle couple times ok. Adjust water flow to humidifier. System is working properly.
Did a QA on a new gas furnace Check the cleanliness of all the wires and connections. Installed a mitigation control for the new a/c indoor coil and tested operation. Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Checked the control board for proper set up and checked the thermostat for set up. Checked outdoor level and the disconnect level and made sure all penetrations are caulked . Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service.
