Perform precision heat tuneup on 2008 air ease propane, gas furnace. Replace 16 x 25 x 1“ air filter. Checked all electrical connections. I components. Found thermostat buttons were failing on thermostat. Recommended replacing with Honeywell T6 thermostat. Installed thermostat clean flame sensor. Inspected heat exchanger and found it to be pretty rusted and corroded. Recommended replacement of gas furnace. Homeowner plans on moving in the next couple of months. Also found burners rusty. She called plumber to replace mixing valve and also relief valve. On today’s visit found boiler hot found no water pressure on boiler. Upon arrival I shut the oil off at the tank. I changed the oil strainer and nozzle. Cleaned electrodes and repositioned them. Inspected gun chamber. Tested transformer and checked operation of primary control. Inspected heat exchanger, flue, and chimney base. Assembled unit back together. Checked expansion tank and auto fill. Inspected piping for any signs of leaks or corrosion. Turned unit on and bled air from oil line. Checked draft and performed a smoke test. Performed combustion test. System is performing very well at this time of service.

Found thermostat had 140.02 hardware error code. Explained to homeowner that in the manual for trane the first thing they want you to do is reset indoor and outdoor breakers. Reset and left off for 3 minutes. Kicked system back on and code went away. Checked over all parameters in the thermostat. Tested gas furnace and hybrid system. 16x25x1 air filter was dirty, swapped out with one homeowner had. Checked over wiring. Performed combustion test. Tested heat pump pressures. Homeowner likes gas furnace better so showed homeowner how to switch to emergency back up to run gas furnace all the time. Explained to him that any time there is a power glitch it can generate error codes and to reset system first. Hybrid system is working properly at time of service.

Customer has the heat pump with propane gas heater as backup. Customer explained that yesterday the heat pump just continued to run and not put up hot air. Then he switched the thermostat to emergency heat check heat pump operation upon arrival set thermostat to test mode. Heat went outside check refrigerant pressures, levels supply and return air temperature getting 15° temperature split, refrigerant was lower than normal. Add refrigerant and recheck refrigerant levels and supply temperatures. After adding refrigerant pressures came up to 300/95 and my split temperature inside was 21° inspect indoor coil use electronic leak detector. I’m getting a small trace of oil on left side of coil. I will talk to management and come up with a plan. Before customer runs out of the two-year guarantee ( per customer). Office to follow up with customer.

Left previous estimates for AC side of the system. Checked drain. The trap is not serviceable. I left previous estimate for EZ trap. Found Nozzle restricting oil flow. an electric a little bit off balance talk to customer about issue provider estimate for repairs customer approve replacement replace replacement of nozzle. clean and realign electrodes. Recycle furnace five times and every time came on transformer test OK cad cell reading average 600 ohms. Notice barometric damper is not working and also notice clean out. Pour for heat exchanger left side. They use furnace cement to keep it in place. Both of those covers need to get replaced. Provided estimate to replace those covers.

It’s OK. Check drain test pump cycle both units. Both units are working under normal conditions. Customer asked me to change the humidifier panel as I was replacing humidifier panel for April 400 model noticed that water was leaking on the inside Part of the humidifier. Upon arrival for no heat on a package unit I spoke to Charlene about the issue and location of unit. I went onto the roof went over to the area in which thermostats were located. I found two units next to each other locked out. Determined one did the hallway and one did the front office which the original no heat call was for. I reset power to hallway unit and received a pressure switch fault to a lockout. Inducer motor was humming but never started spinning. I verified it was receiving 230 volts. I removed inducer motor and spun the fan housing as it was stuck slightly. I put the inducer back on and tested unit several times. Hallway unit is in operation but don’t know how long inducer motor will last. I then went to the front office unit and noticed the heat exchanger has several holes in it. I reset power to unit and noticed this unit received a pressure switch fault as well. I checked voltage coming to the inducer motor and I did not have 230v from the ignition board. I reset power

Found some rust inside furnace and bottom of return box. Explain to homeowner that he could get something like a rust remover and try to remove the rust himself. Arrived for no heat new customer. On arrival I went to the basement. I reset the system to watch unit operation found my burners don’t light across all the way to the customer cleaning the burners he approved the cost of cleaning the burners once the burners were cleaned. I turned the system back on and tested the system operation . Everything is back up and running at this time of service. Collected for new contract and service fees. Unit is overheating due to the ductwork. It runs with blower door off at 70° return temp and 148° supply temp. 78° air temp rise. Design air temp rise is 60° max. Static pressure is .06-.07. System is designed for .05. Home is 988 square feet with 85,000 btu furnace. And no supply or returns on basement section. Limit for on off is 115° and off at 180°, unit is designed for 160° or less. As soon as I put the blower door on the unit it achieves over the design and limit temp and shuts down until it cools back to the 120 reset and then locks out. Could add return and supply in basement to try to help with the issue. Water heater is electric so no draft issues with return. I de-rated unit to .50 gps nozzle. Adjusted air band to get combustion where it should be. Opened up two small portions in supply only. Had 77° return and 142° supply temp. Unit will operate without shutting off now.

Did a QA on a new gas furnace Check the cleanliness of all the wires and connections. Installed a mitigation control for the new a/c indoor coil and tested operation. Inspected the the gas line to check for leaks started the gas furnace and adjusted gas pressure for the first and second stages. Checked the flue piping and checked the drain lines. Checked the control board for proper set up and checked the thermostat for set up. Checked outdoor level and the disconnect level and made sure all penetrations are caulked . Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service.
