Expansion Tank Replacement ST-12, arrived call for replacement of tank. Drained electrical water heater after turning breaker off, removed old tank and installed new tank in its place. Water heater was refilled and hot water heater breaker turned back on and tested. No other issues with water heater.
Completed repairs to humidifier: new feed tube, ferrule, nut, inlet screen. Tested operations of humidifier. Set saddle valve for proper water flow to inlet of solenoid. Humidifier is controlled by a humidistat located just above humidifier. Targetbis 35% RH. Bypass damper is open. Completed tune up for 80,000 BTU natural gas furnace. 20x25x6 filter in good condition Inspected burners, heat exchanger, inducer assembly Cleaned flame sensor, verified flame rectification circuit Ignitor in good condition, measured correct ohms. Confirmed first stage and second stage manifold gas pressures Checked drains, tested pump; added treatment tabs to pump. Measured temperature rise and static pressure Combustion and draft tests: Pass System operating well at this time.
Mrs. Mcnichol explained that there was a small amount of water on floor near water heater. Expansion tank has failed. Water pressure when measured at tank is 110 psi. The ideal water pressure is between 50-65 psi. I attempted to adjust spring on pressure reducing valve but this had no effect. New expansion tank and domestic water pressure reducing able are needed. The relief valve may occasionally open until work is completed. I left estimates for domestic water pressure reducing valve and for domestic water expansion tank. She will call soon regarding estimates. Collected payment for diagnostic fee today.
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit seems slightly low on suction side. Looked at heating chart and it’s not too far off specs. Think this is because of the way the outdoor is close to objects on three sides making it have a slight airflow restriction. Unit is in normal operation at this time.
Completed heat tune up for 2 Ton Amana heat pump with 10KW electric heat kit. Replaced 20x20x1 filter Indoor and outdoor coils in good condition Inspected wiring, controls, electrical motors and components: Aux heat amps 40 Good; left estimate for blower motor surge protector; also left estimate for outdoor equipment circuit Measured temperature rise and static pressure Checked integrity of compressor motor Verified refrigerant charge and pressures System operating well at this time. Homeowner renewed plan membership today.
Performed tune up on amana gas furnace, checked combustion and gas pressures, checked temperature split across unit and inspected heat exchanger and blower motor as well as all associated ignition components. No issues with unit at this time.
Performed tune up on luxaire heat pump, red unit and heating mode and checked indoor heat strips and indoor blower motor as well as the indoor coil and temperature split across unit. Went outside and checked all electrical and mechanical components, including compressor and outdoor fan motor as well as refrigerant pressures and levels and capacitor, also cleaned outdoor unit, and checked all electrical connections and defrost. No issues with unit unit at this time.

Install is complete and tested. 80% furnace with ac coil . New zone panel hz322 with dampers(2). Used existing outdoor unit .
Perform tuneup on carrier heat pump system, checked all electrical and mechanical components. Tested heat strips and emergency heat mode and verified good electrical connection and heat generation, tested all electrical and mechanical components in the outdoor unit, including refrigerant pressures and levels, as well as capacitors and contactor. Unit defrost cycle was also tested and filter was changed to the unit. No issues with unit at this time.
