Arrived at call and found thermostat was set to fan on, turned fan setting to automatic tuning the fan off, no other issues found with system.

Performed tune ups on 2 gas furnaces, checked both units in heating mode and tested combustion, gas pressures, cleaned and checked flame sensors, and tested hot surface igniters. Tested both blower motors and inducer motors. Checked heat exchangers and changed both filters and water panels for the humidifiers. No issues with either unit at this time.

Arrived for unit running intermittently producing really no heat. I Checked my drain hoses and found tubing was clogged up at the trap, causing the system to shut down due to safety from the pressure switch. I Cleared the tubing out and the furnace trap tested with water when completed made sure everything was draining properly into the pump, I turned the system back on and checked operation Recommended to customer replacing the furnace soon. He would like to get an estimate. Estimate is scheduled. System is back up and running at this time of service collected for renewal and service fees for today.

Performed gas heat tune up check voltages. Cleaned the burners and flame sensor. Checked venting and checked the thermostat in heating mode. Inspected the gas pressures and the furnace safeties. Checked the motor amps and the inducer operation. temp rise and tested for combustion. Noticed filter was restricting flow 1.23 return static. Replaced filter and check static pressure total external static pressure 1.4 wc. When system is 100 running. Cycle heater ok system is working properly. Recommend adding a whole house humidifier. Also email estimate to customer to upgrade current thermostat to a smart thermostat.

Performed propane gas heat maintenance, replaced air filters. Cleaned burners and flame sensor, inspected heat exchanger. Check condensate trap and drain. Started gas furnace, tested safety switches. Gas valve is modulating pressures. Checked voltage, amperage and electrical connections. Performed combustion test, checked supply and return airflow temperatures. Ok test water sensor ok. Cycle heater system is working properly. Provided estimate to upgrade water heater.

Performed tune up on Amana heat pump, checked indoor unit in heat and tested heat strips, indoor blower, and changed filter. Went to outdoor unit and tested compressor, refrigerant levels, and outdoor fan motor. No issues with unit at this time.

Performed 6 month inspection on trane gas furnace, checked combustion and gas pressures. Checked indoor blower motor, inducer motor, flame sensor,hot surface igniter, and burners. Inspected all electrical connections and gas piping. No issues with unit at this time.

Fully assessed no heating situation. Found condensate pump which was installed in 2019 with new air conditioning coil and outdoor unit check valve had failed. Check valve is building internally to the condensate pump. Recommended replacement of condensation pump. Installed new 115 V condensate pump And tested with water. Pump ran and shut off correctly. Gas furnace is working fine again at time of service.

Check the air filters and replaced if needed. Checked the wiring connections and the voltages. Checked the fan operation and set up on equipment. Checked and inspected the condensate drain line and the furnace trap. Checked the gas pressures for high and low fire and inspected the safeties. Checked the blower and inducer amps and looked at system static. Checked and inspected the flue pipe and tested for combustion . Checked The heat temps at the supply and return. Everything is working fine at this time.

Performed precision heat tuneup on two Bosch heat pump systems and one gas boiler. Found both 20 x 25 by one. Air filters are OK. Checked all electrical connections and components. Found no easy trap on second floor air handler provided estimate. Checked refrigerant pressures and temperatures and toggle through all settings at outdoor units. Found no surge protection on Bosch inverters provided estimate to install surge protectors. Brush and clean burners on gas boiler. Cycled boiler and checked pressures and temperatures. All systems are working at time of service.
