Arrived at call for water leak and found humidifier was set to 50% and running nonstop pad in the humidifier was very deteriorated and clogged the bottom orifice that allows it to drain and overflow into the return duct and then onto the floor, customer shown what was going on and Given options for repair both humidifiers were serviced and pads replaced and cleaned out. Pump was taken apart and cleaned as well and everything was tested upon completion. Customer sign up for a membership for both systems.
Perform precision heat tuneup on Lennox high-efficiency gas furnace. Checked 20 x 25 x 5“ air filter, air filter OK. Checked all electrical connections and components. Clean flame sensor. Blew out pressure switch tubing. Customer does not use humidifier so not servicing at this time. Control board was replaced a few years back recommended installing an AG 3000 surge protector. rise. Put tabs in condensate pump. Performed combustion test. Gas furnace is working fine at time of service.
System was not communicating with outdoor. Waited 10 minutes and no dc voltage was being sent outside. Reset power and unit kicked on and is operating normal. No charge per management.

Found open EZ trap at second floor HVAC equipment. Used brush to clear. Explained function of EZ trap (float rises caused by clog in drain, switch opens shutting off power to control circuit including thermostat) and how to use brush to clear trap and at the tee. Inspected drains by breaking unions. Pump and drain piping ok Added condensate tabs to this system’s evaporator pan and to each of the EZ traps. Replaced 16x20x1 filter for this systematic 16x25x1 filter for first floor system. Provided by homeowner. Encouraged maintenance plans for both systems.
