Completed tankless water heater service. Cleaned cold water inlet screen. Isolated and flushed heat exchanger with descaling solution 45 minutes, then with water only 10 minutes. Inspected and cleaned ignition assembly. Needs to be replaced. There is no longer a gasket. There is some buildup on burners. Afterwards set system back into operation and trial for ignition completed first time. Combustion tests pass Mad an estimate to replac flame rod and ignitor assembly with gasket and the gaskets necessary to remove cover plates and brush out burner compartment. Homeowner agreed. We will contact when parts are delivered to do work on estimate. Collected for tankless service and estimate for gaskets, clean burner compartment and install new ignition assembly today.
Performed tune up on trance heat pump, tested unit in emergency heat mode and checked heat strips, checked blower motor and coil, as well as all electrical connections. Went to outdoor unit and checked all electrical and mechanical components in the outdoor unit and checked refrigerant levels, capacitor, and compressor and fan motor. No issues with unit at this time.
Performed heat tune up on icp gas furnace, tested system in heat mode and tested combustion levels, gas pressure, heat exchanger, and hot surface igniter. Tested inducer and blower motor, tested temperature split and cleaned drains. No issues with unit at this time.
Completed quality assurance for 80,000 BTU furnace install. Ensured all aspects of install meet quality standards: vent piping, ductwork, mechanical. Wiring, etc. Confirmed proper manifold gas pressures Checked for gas leaks Verified fan speeds settings for heat and cooling Measured temperature rise Tested system operations. Combustion and draft tests: Pass Install passes quality assurance inspection.
Completed heat tune up for Rudd natural gas furnace 213 filter in good condition Inspected burners, inducer assembly, pressure switches Cleaned flame sensor and verified flame rectification circuit Confirmed proper manifold gas pressure Checked drains. Replaced 115V condensate pump today. Measured temperature rise and static pressure Combustion and draft tests: Pass Replaced humidifier pad and housing provided by homeowner, tested operations. Because there we identified that indoor coil as leaking. I provided an estimate for evaporator coil replacement. I don’t recommend doing this as there could be other leaks in outdoor unit possibly. But gave estimate for their consideration. Office to approve estimate and email. Left estimate for tankless water heater service. Furnace operating well at this time.

System has been off since 3PM yesterday Customer said there was an “acidic smell” When I walked in front door I could smell very similar to a recent “dirty sock syndrome” situation for another HVAC system I experienced not too long ago. Ran furnace for 5 minutes and took off indoor coil panel. It did not smell there at all. Replaced Aprilaire 213 filter provided by homeowner. Removed water panel for humidifier. Homeowner will buy Aprilaire 35 water panel to replace. Also ran the system with the AC coil door off and therefore directly blowing on us and smell was not present. Combustion and heat exchanger tests: Pass Ambient carbon monoxide in ducts 0 ppm. Electronic gas leak detector t at for all gas piping near furnace: Pass 0 gas leaks detected there, While inspecting indoor coil for smells I used UV light and we found points of refrigerant leaks there. Had homeowner use UV light and glasses to see dye as well. Condensate pump is dirty I added treatment tabs. Left estimate
Installed new gas furnace. Adapted return and placed existing coil on the new furnace. Sealed all air penetration on indoor unit. Adapted flue pipe and gas line to new furnace. Adapted high volt and installed new outlet and switch with surge protector. Adapted condensate line and installed new condensate pump. Installed new ecobee thermostat and wired in low volt with safeties. Cleaned up work area and tested out equipment.
Arrived for heat tune up 80,000 BTU Carrier Infinity furnace. Replaced filter, cleaned flame sensor, Considerable rust on primary heat exchanger. Combustion test revealed dangerous levels of carbon monoxide in flue gasses. I called Pierce Phelps West Chester to determine warranty status of heat exchanger. It is covered under parts warranty. I left estimate to replace heat exchanger. The better option is to install new furnace especially considering the high failure rate of this particular heat exchanger. Discussed with Judy. I will email management to be able to provide her quotes/options to upgrade furnace and for full system (AC+ Gas furnace) AC is 2.5 Tons Furnace is 80,000 BTU natural gas high efficiency. The intake was cut and capped (to the outside) and the furnace was drawing from basement as an intake because Judy thought the manure smell was getting into house via intake. I told her it is better to draw from outside. It’s just a small piece of 2” PVC to reconnect. See p
6 month inspection for 3 Ton Bosch Inverter (10KW electric heat) 18x20x1 filter ok Indoor and outdoor coils in good condition. Inspected wiring and controls, incl. fan speeds. Blower motor surge protector and outdoor disconnect surge protector installed. 10KW heat kit amps with blower = 44 Good Measured temperature rise and static pressure heating Measured temperature split and static pressure in cooling Cleared EZ trap; drain ok Sealed a couple gaps in return panning where it meets trunk in basement Heating refrigerant pressures: 135/348 Good System operating well at this time. Homeowners want to become plan members but aren’t sure if they have already paid/signed up. Please follow up.
