Completed heat tune up for 80,000 BTU natural gas furnace: Replaced 20x25x1 filter Inspected burners, heat exchanger, inducer assembly and components Cleaned flame sensor, verified flame rectification circuit. Inspected ignitor, reading correct ohm value, Checked wiring and controls including fan sped settings, left estimate for surge protector Confirmed proper manifold gas pressure. Inspected drain and pump. Added treatment tabs to pump. There is no water safety left estimate for wet switch Combustion, draft and smoke tests: Pass Furnace operating well at this time. *Also left estimate for stand alone dehumidifier 90 pint per day capacity as to control humidity in unfinished basement. Checked the AC side of the system . Checked the air filter , she will replace she needs a 413 . Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Did a QA on a new Goodman single stage gas furnace and a/c. I Checked the cleanliness of all the wires and connections. Inspected the gas line to check for leaks . Checked the flue piping and checked the drain lines. Checked the control board for proper set up and checked the thermostat for set up. Checked outdoor level and the disconnect level and made sure all penetrations are caulked . Tested the a/c system operation. Talked with the customer to see if he had any questions. The new system looks good. It’s up and running at this time of service.

Installed new Goodman gas furnace and A/C outdoor. Reused return and built new supply. Tapped/ caulked return and supply. Reused existing humidifier and mounted back on supply. Adapted high volt and installed new outlet and switch. Piped in exhaust and fresh air vents back into furnace. Adapted gas line and installed low pressure cut off switch. Converted natural gas furnace to propane. Ran new condensate line with ez trap and condensate pump. Reused existing vinyl tubing. Reused existing thermostat and wired in low volt with safeties. Flushed existing lineset and connected to new equipment. Installed A/C outdoor on leveled pad. Installed new disconnect with surge protector and wired into outdoor unit. Installed new 20amp breaker for outdoor unit. Cleaned up work area and tested out equipment.

Completed AC tune up for 3.5 Ton Amana Replaced Aprilaire 413 filters provided by home Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; explained and left estimates for surge protectors. 1 for indoor equipment and 1 for outdoor equipment Measured temperature split and static pressure Inspected drain and pump added treatment tabs to drain pan. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures: Good Homeowner had some concerns with airflow to the supplies in the addition. There are (3) 6” flex runs that are a little kinked/compressed because they mad hard turns in the flex duct itself. It is better to do the sections with turns in hard pipe. I left estimate for this. When I checked velocity at the supply grills in addition they are 307, 307, and 360 fps: Ok AC system operating well at this time.

Performed AC maintenance on trane 3 ton heat pump system checked all electrical connections and components, replaced air filter. Check airflow supply and return ok. Inspect drain ok outdoor unit refrigerant levels and pressures. Check capacitor values ok. Cycle unit ok. During today’s visit noticed some items that will need attention soon. Compressor is making noise and amp draw is not consistent. After minutes compressor came to normal amps but noise continued. Refrigerant appear to be lower than normal. Could see refrigeration oil on drain line for indoor coil. As I was inspecting inner part of coil using camera I noticed a crack on the heat exchanger. Talked to customer about today’s findings. Heat exchanger is under 20 year heat exchanger parts only warranty (not labor). Compressor and indoor coil are both out of warranty. Would consider system upgrade as alternative option. Home comfort consultant to come out this Friday between 10 and 11 am.

Completed AC tune up for 3 Ton Amanda AC system Replaced 16x25x4 filter provided by homeowner Indoor coil in good condition; outdoor coil very dirty, left estimate to clean outdoor coil Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature rise and static pressure Inspected drain and pump; added treatment tabs to pump checked integrity of compressor motor (mega ohm test) There is a bypass humidifier, the pad will need to be replaced either now or before beginning of next heating season. Left estimate for humidifier service which includes new pad. Pad is Aprilaire 35 water panel. Assessed refrigerant charge checked pressures: Ok System operating well at this time.

Customer has 80% furnace in the basement exhaust goes all the way to the roof termination up in the attic couple years ago She had a leak. Roofer came out and silicon the flue pipe at the roof termination. She thinks it might be leaking again, went up at the attic. Inspect connection did not see any leaks, went up to the roof and inspect roof jacket and storm hood. Reapply silicon around the base and also storm hood. Customer will take a look at the attic when it’s raining.
