Perform precision heat tuneup on 2023 Amana 80% gas furnace replace 20 x 20 x 1“ air filter. Checked all electrical connections and components. Clean flame sensor. Inspected burners. Check gas pressure. Filled out form for homeowners association. Perform combustion test. Also provided estimate to install X 13 surge protector. Gas furnace is working properly at time of service.

Returned to site to perform a visual inspection of the Hot Water Heater which was not done during the Heating Inspection. Bradford White water heater is from 2012. Water heater is in working condition. Turned the water temperature up as it was set to “Pilot” when I arrived. Allowed water heater to heat up and shut off. Inspected piping and the water heater. Found no signs of leaking at this time. Water heater is in working condition. Due to age would recommend replacement of the water heater.

Contacter is burnt and pitted, replaced and rewired contactor. Tested unit after repair was made.

Removed reme halo and cut a sheet metal patch and taped it in. Removed old transformer and pressure switch as well.

Performed water heater inspection and tested all components and ignition system of water heater as well as temperature of hot water, water heater is in good working order at this time.

2” Exhaust elbow is cracked. Cannot cut out and replaced today because there’s not enough pipe to work with on one side of it. There is a molded pvc piece (see photos) that we will need to repipe the cracked parts. Will also need a 2” tee with drain for 3/8” vinyl tubing. See photos. Will will email quote to fix exhaust when price is determined for the fitting we need. I put my finger around all the 1/2” pvc furnace drain fitting under furnace. Not leaking there. Also made sure the unit 3/4” drain is pitched better using cork pads. Very long drain line. The equipment if it is replaced should be installed so it is a few inches higher if possible. However serious ductwork modifications will be necessary. The drain line goes all the way from attic to basement, then directly outside. It was frozen outside. Left estimate to install low-profile condensate pump with custom pan with its own wet switch safety device for 3rd floor 90% efficient furnace in attic. Discharge into sink drain in

Performed tune up on Amana gas furnace, ran unit and heating mode and tested combustion and gas pressures. Tested inducer and blower motor as well as cleaned and checked flame sensor, tested hot surface igniter, and temperature split, changed filter and checked heat exchanger. No issues with the unit at this time.

Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
