Performed tuneup on train air conditioner, tested indoor blower motor and temperature split as well as change the filter, customer has a shelf in the basement with paint on it that is obstructing. The filter told customer about the issue. She said she will move it when we come again for the tuneup, but I did manage to replace the filter. Tested outdoor unit and all electrical mechanical components including compressor, fan motor and capacitor as well as refrigerant levels. No issues with the unit unit at this time.

Arrived at call for no heat, spoke with customer and only the one system was giving her issues. Both thermostat for the zone were blank indicating a low voltage issue with the unit. Went to furnace and found no high voltage so I checked the breaker before finding the emergency switch at the top of the stairs was off. Turned switch on and tested thermostat and unit to make sure everything was functioning normally.

Upon arrival I performed maintenance on both AC systems. Changed homeowner supplied air filters. Inspected evaporator coils and drain pans. Cleaned and tested drains and condensate pump. Added treatment tablets to help maintain condensate pump and drain lines at homeowners request. Inspected blower assemblies and electrical connections. Cycled systems in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor units. Inspected outdoor coils and condenser fans. Inspected electrical connections and components. Capacitor for first floor system was reading out of range indicating it was going bad. Also found disconnect for second floor was broken and no longer able to shut off outdoor unit. Created and provided estimate to have capacitor and disconnect replaced while on site. At homeowners request I replaced dual capacitor on first floor system and replaced disconnect on second floor system. Checked refrigerant pressures and temperatures. Both systems are now o

Checked indoor coil and went to outdoor unit and tested fan motor and compressor. Tested refrigerant levels and system operation.no issues with ac at this time. Replaced and installed new oil gauge on oil tank in basement and confirmed it is working properly.

Checked refrigerant levels and cleaned electrical cabinet. No issues with system at this time.

Perform quality assurance on a recently install system went over programming on the thermostat and the indoor unit check all the wiring filter safeties test ex trap ok airflow parameters, electric heat back up outdoor unit dip switches control module no adjustments were needed. Cycle heat pump ok.
They called out the Big Guns when they sent Nathan over. He’s a real pro and does a great job. Two thumbs-up!

Pipes under bathroom floor are not pitched correctly and standing water in formed blocking the steam from heating . Ceiling of first floor will need to be cut out to fix. The back bedroom pipes under the first floor ceiling are not pitched correctly. Also the first floor and second floor back bedroom radiators are running off the Same 1 in pipe . Not sure if the pipe can handle that load .

Upon arrival, I replaced the bathroom valve and found water in the supply pipe on the steam boiler shot nitrogen through the pipe to clean it out of water. Replace the valve and tested operation. Two out of four radiators are now getting hot. The concern is water in the supply line upon removing the valve The boiler ran for a total of about 30 to 45 minutes. I also removed the air register supply on first floor bedroom and changed the metal direction for airflow upon customers request.

Reviewed all radiation with Joe. Fired boiler and watched temp climb in space. Several radiators were taking a long time to heat up due to location. Checked pitch of all problem radiators. Could not get bathroom radiator to heat. Exercised valve several times, pipe to valve is hot and valve is warm. Recommend replacing 3/4 radiator valve. Reviewed boiler pressure and raised to 2 psi from 1. Reviewed insulating factors for Master Bedroom. Recommend air sealing and adding some insulation to coal bin below to reduce heat load on space. Also found air vent was not venting air. Replaced air vent today. Joe also mentioned that the ac vent for Master Bedroom is blowing all air directly towards desk and bed during summer. Requested a new air vent or if we can fix this so it blows the other way. Quotes to be provided.

Upon arrival we performed maintenance on mini split outdoor and four mini split heads. Cleaned air filters on all indoor units. Inspected evaporator coils and blower assemblies. Cycled all indoor units in heating. Check temperature differentials to ensure proper operation. Proceeded to outdoor unit and checked refrigerant pressures and temperatures. While inspecting electrical components found surge protector blew due to having a power surge. System doesn’t have any damage but is no longer protected by surges. Recommended homeowner gets surge protector replaced. Will need to schedule the rectorseal power monitoring box install collected for 336.00 contract and collected 50% for the monitoring surge disconnect. Remaining balance due is 358.50
