Completed heat tune up for 60,000 BTU natural gas furnace Replaced 16x25x1 filter, was very dirty recommend replacing every 2 months Inspected burners, nducer, heat exchanger, pressure switch Cleaned flame sensor with fine steel wool, verified flame rectification circuit Ignitor in good condition, measured correct ohm value Inspected wiring, controls, electrical motors and components; blower motor surge protector was installed 5/2024 the outdoor equipment does not have surge protection left estimate Confirmed proper manifold gas pressure Measured temperature rise and static pressure Checked drain, left estimate for wet switch as previously quoted. Combustion and draft tests: Pass System operating well at this time. Homeowner paid for heat tune up today.

Customer has a three zone system. No heat on all three zones found furnace on idle. Drain ez trap was open. Checked drain and found to be slow draining. With help of customer tried to locate drain termination, we could not determined where it terminates. Customer agreed to use water and nitrogen to clear drain. After using water and co2 gun determined drain termination as at washer/dryer station, used 3 gallons of water to clear pipe. After doing that we were getting consistent drain flow. Cycle heater and test humidifier ok. United stayed running the whole time. If issue comes back. Customer will need to contact general contractor to cut an access panel to see where drain terminates.
Reviewed information with Sanjay and discussed goals and expectations. The home is much larger than his previous home and only just moved there in November. He already had 2 fills on the propane totaling around $850. Electric is around $250. Walked the home and it appears pretty well sealed and insulation is acceptable but there is room for air sealing in attic and rim joists and adding some additional insulation in the attic space. There is also the potential to replace the air conditioner systems with a heat pump to lower propane usage. Follow up will be scheduled after all information is collected.
Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time. *****found register in room closed. Homeowner was unaware of registers open and closing.
Gas furnace tuneup on a 90% furnace . Checked the air filter and replaced. Checked the wiring connections and the voltages . Flushed the drain lines and furnace trap and tested. Inspected the burners and flame sensors and cleaned . Inspected the flue pipes for leaks and bellies. checked the thermostat in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on the system. The furnace is in good working order at this time of service. Left a few estimates for the customer to review.
I checked the wiring connections and the voltages. Check the pressure gauge and the temperature gauge. Looked and inspected for any water leaks. Replaced the RF 1 filter, the strainer and the nozzle. I pulled and cleaned the electrodes and set the correct gap for proper firing. Inspected and clean the heat exchanger and the flue pipe. Made sure chimney was clear. Bled the oil furnace before testing the equipment. Completed a smoke test and tested for combustion. Took indoor heat Temps at return and supply. Everything is working fine at this time.
Completed quality assurance for 2-stage 100,000 BTU natural gas furnace. Replaced 16x20x1 filter Inspected all aspects of install, ductwork connections, wiring, gas and flue piping. Checked control settings and made sure fan speeds for 1st and 2nd stage heating as well as cooling (2.5 ton AC) were correct. Interstate delay set to 15 minutes. Confirmed proper manifold gas pressures. Measured temperature rise and static pressure Inspected furnace: ignitor, flame sensor, inducer assembly, pressure switches. Combustion and draft tests: Pass System is operating well at this time.
