The 60A double pole Square D breaker in the panel was tripping. Starting last week it would trip. And it tripped 3 times today. The 60A breaker at air handler was not tripping. Jumpered low voltage for electric heat to test, 38A 10KW Good. Wire size is 6 gauge; correctly sized. Breaker tripped approximately 3 minutes into run time of electric heat. I took panel door off and inspected panel. The bottom lug of the suspect breaker was loose. I tightened. Made sure allmHVAC equipment breaker connections were tight. Then forced electric heat and allowed to run 12 minutes. Breaker did not trip. I have ruled out the HVAC equipment being the cause of the breaker tripping. We installed the breaker and the 6 guage wire at install. This was a gas heat to all electric conversion. No charge for today as it was related to install and falls under first (2) year guarantee. Equipment installed October 2023.

Reviewed home with customer to look for home performance projects to improve comfort and efficiency. The energy bill is around 250 peak of winter and home is around 1700 ft2 and natural gas. Donna would like proppsal for rim joist sealing and insulating. Attic is walk up and finished with 1 radiator. Attic is cold in the winter. Not sure what is beyond kneewalls. All walls are plaster and there is no access. Recommend cutting Hatch to see what is back there when we are doing rim joists.

Reviewed building with Noel and inspected steam boiler condensate return tank- requires replacement. Reviewed areas of building looking to supplement with electric heaters and air curtains. Will calculate load spaces and provide estimate for options.

Upon arrival for 6 month inspection on 4 mini splits I met with Tim the pastor and he took me to the location of the units. I asked him how they working and he said they weren’t keeping up on really cold days and it was 58° when I arrived. I found three of the units set to A/C with fans on high. Only one of four was heating. I switched all units to heating mode and turned thermostats up. Checked units coils on wall units and condensers. Checked air filters. Checked temperature splits on all units. Units are performing as they should. Tim is going to see how units maintain now that all are on heating. If it still has issues maintaining he would like a quote to add two more.

Performed precision heat pump tune up. Replaced 20x20x1 air filter. Checked all electrical conections and components. Checked temperature rise. Tested 15 kw back up heater Tested outdoor capacitor 45/5 Checked refrigerant pressures and temperatures at indoor and outdoor units. Test defrost ok cycle hat pump ok.

Perform precision gas heat tuneup on 35-year-old well McLean natural gas boiler. Found it when I arrived and was testing out the boiler. The boiler took a while to light. Gas valve was too delayed. Explained to homeowner that replacing the gas valve and spark control would be around $1000 And would not be worth it on a boiler this old. Recommend to replace gas boiler instead of doing any repairs due to age. How minor is going to keep an eye on it at this time. Check gas pressure performed combustion test. Gas boiler is working at time of service .

Talked customer upon arrival, customer explained that radiators on the third floor are not getting hot. Check operation of the unit found relief valve leaking water, water pressure 0 psi. Explained to customer that for me to troubleshoot boiler, we need to replace relief valve. Provide an estimate to relieve pressure relief valve. Customer approved after insulation of a relief valve test operation added water to the boiler and bleed all radiators check water flow. All radiators are getting hot. Took photos of all the valves that are leaking. Customer is aware of these valves Leaking. Provider and estimate for accommodations.

Perform six month inspection on recently installed unit customer stated that now that he’s using the heating side. It’s much louder than cooling. Checked operation of heat pump all parameters attic unit outdoor unit refrigerant levels, pressure temperatures and diagnostics. Everything is within manufacturer specifications. Heat pump will run a little louder than air conditioning because outside temps. The colder it gets the more work unit does to keep the house warm. Heat pump is working correctly. Air filter ok.m

Found white and brittle hot surface igniter, replaced hot service igniter with white Rogers hot rod ex and tested operation. Also perform precision heat tuneup on train high-efficiency gas furnace replace 16 x 25 by one air filter. Checked all electrical connections and components. Clean flame sensor. Check temperature rise perform combustion test. Propane furnace is working fine at time of service.
