Upon arrival found system heating supply temp at 99. House at 55 degrees set at 65. Checked all settings and tested system. Found blower foam packaging still attached to blower. Removed and retested. Supply temps now at 133. And running to standards.

Flushed the drain lines and furnace traps and inspected the condensate pumps on both units. Inspected the burners and flame sensors and cleaned . Inspected both flue pipes for leaks and bellies. checked the thermostats in heating mode and checked the gas pressures and the furnace safeties. checked the motor amps on the inducer operation and blower motors. Took indoor heat temp rise and tested for combustion on both units . Both furnaces are in good working order at this time of service.

Customer called in for no heat. There’s three systems in the house. One is the sunroom which is working fine the other two main floor and second floor not working properly. After troubleshooting both units for first and second floor systems found out that both of them have crack heat exchangers. Main floor system had a blocked filter unit kept going off on high limit. On second floor unit inducer assembly is seized and not working. Provided estimate for repairs. First floor system needs heat exchanger, second floor needs new heat exchanger and inducer assembly. Burn heaters are red tagged, from now on customer is liable and they want to continue running main floor system.

Perform six month inspection on a recently install heat pump for first floor. Everything checked out good on new unit replace air filter 18 x 18 by one. Supply return our temperatures 25° outside temperatures and refrigerant level was OK. Also perform check up on the second floor heat pump check electrical low and high voltage connections and components test 5KW electric heater replace filter supply return air temperatures outside refrigerant levels, capacitor contactor recycle unit test defrost. Unit is from 2006. Customer is aware of age and condition. Running little harder than normal.

Performed two heat pump tune ups. Small heat pump front lobby checked out ok replace filter check back up heat ok. Supply and return air ok. Refrigerant levels ok on dojo unit, found unit running on auxiliary heat. Outdoor heat pump locked out on low pressure error code. Replace all 3 filters test back up heat. Reset unit and check levels. Refrigerant levels are lower than normal. This explains why they received high electric bill. Provided estimate to add refrigerant and dye to find out where unit is leaking. Would consider getting an estimate to replace system due to past history on repairs. Office to follow up with customer.

Fully assessed breaker tripping on strap heater situation. Found outdoor defrost board not wired correctly. Connected white and brown wires at outdoor unit and wired Correctly indoor air handler. Ran outdoor defrost board through test mode and found that now it is energizing strip repeater at 43 A when running in defrost mode, which is correct. After talking to tenet the breaker on the strip heater has several Nuisance trips. Whould still recommend replacement of strip Heater and breaker. Talked to landlord he would like our office to just email him over the strip heater quote only.

No heat room 109. Made a call for heat. Indoor fan motor runs but no operation from compressor check compressor capacitor reading 25 MFD check resistant across all three leads between run and start 7.4 ohms common to start zero ohms common to run zero ohms. Told Bill that the compressor it’s open on overload I cannot check compressor winding because we will need to pull the whole unit apart to get to compressor terminals. Most likely compressor over load stuck open.

No heat found no power to unit. Check 15 amp fuse and was no good. Check wiring found compressor start terminal reading high ohms between S to C and R. Install new fuse and fuse went bad as soon as the power was restored to the unit. Bill will change this unit.

Customer has heat pump from 2012. Tenants states that some times heat pump would pump cold air. Based on customer explanation could determine where to start. Check emergency heat 10 kw ok. Run unit in heat mode refrigerant levels and temps ok. As I was running unit the breaker for air handler tripped it stemmed like this has happened in the past. Also noticed when heat pump goes into defrost it does not send signal back to indoor air handler, wires are wire nutted on outdoor and indoor unit. Based on what I’m able to see during today’s visit. Would recommend replacement of electric heater outdoor defrost and sensor, and wired unit based in manufacture specifications. Would recommend system upgrade as main option. Customer to decide.

Me and Jacob arrived on new boiler Install not heating correctly. On arrival we did find the boiler was running . We went into house and found the temperature set at 75° house temperature was 55° for both zones . We went back to the boiler. Noticed that boiler was making a call for domestic hot water More often than the house heating. I got a hold of tech-support and tech-support showed me how to check for water flow for a call for domestic. We are getting .28 water flow, which will activate the call for domestic. We did find that a toilet was piped backwards with hot water and was leaking at the flapper, causing the domestic to run more than normal. Right now the toilet is valved off so now the house is getting a call for heat. The customer has a plumber coming back to fix the toilet issue tomorrow. Everything is back up and running at this time with the boiler, and temps are rising. no charge for today from the recall .

Arrived at call for no heat and noticed thermostat was set for recovery mode on a schedule of 5 ht cycles an hour and when I removed the schedule the unit fired in at full capacity and heated right up, told customer to set the schedule closer together, he had it at 58 and 75 so it was taking forever to heat back up, tested radiators that were all at 140 degrees and boiler was at 160, set unit for 70 degrees and to hold so it would bypass thermostat.

Fully assessed no heating situation. Found furnace had tripped rollout switch. Blower motor was not coming on. Found low voltage DC mole plug that inputs power to blower speeds seem to be loose. Pushed on connector and blower motor came on and heat is working correctly. System was recently installed. Todd wanted to increase his blower on speed tapping from tap one to tap two. Measured DC voltages at board. Tap one voltage to ground was 7.2 V DC. Tap five terminal which is energized during heating was 14 V DC. Explain to Todd that this might not be a good idea because it could damage the blower motor . He may call train himself to find out if this is possible. No charge as per recent install.

Performed six month inspection on Trane Link hybridpropane, gas, furnace, and inverter heat pump system. Checked all electrical connections and components. Found system locked out on a code 140 which is a hardware error code. Found breakers not labeled in the panel. Had to locate both indoor and outdoor unit breakers and mark them showed homeowner how to reset in this case. Tested out both heat pump and propane gas furnace. Ramped up inverter to 100% and outdoor unit did not make any strange noises. System is working fine at time of service. Provided information on maintenance plan.

Arrived for outdoor heat pump low charge. I put my gauges on the unit found unit was low charge. I quoted the customer to perform a leak search on the system. She approved and signed off on the leak search. When performing the leak search, I found a leak on the indoor coil. Customer heard a noise coming from outdoor unit took a video of compressor shaking. Upon arrival found heat pop off set thermostat to run heat pump and checked operation. Everything checked out good check refrigerant levels and pressures. Call tech-support to Validate and compare EEV numbers, temperature sensors readings. Text support seeing everything within manufacture recommendations. Explain this to customer we will monitor system and if it happens again, instructed customer to just let the unit run and not turn it off.

My furnace stopped working Sunday night 11/24. I called DIBIASE 1st thing Monday morning. They were excellent in sending a service technician over right away. Unfortunately the technician had no idea how to troubleshoot my furnace. He said the reason it wasn’t working was due to my licensed electrician installed a dimmer switch 5ft. From my thermostat that he caused the power to be cut off from my thermostat by installing the dimmer incorrectly shorting out my thermostat. So, I had my electrician return on 11/26 at $160/hour. He rechecked his wiring and told me it was so totally impossible that the dimmer light switch would cause my thermostat not to work as with very little inspection told me THE LIGHT SWITCH AND THE THERMOSTAT ARE ON 2 SEPARATE ELECTRICAL CIRCUITS WIRED TO 2 SEPARATE CIRCUIT BREAKERS IN MY BOX! Why didn’t Tim know this? Why did he advise me to call my electrician to return to fix a light switch to repair my furnace? I’m not paying $84.15 service call fee and due to the very poor advise from DiBiase’s technician DiBiase needs to reimburse me for a useless visit from my electrician charge for $160.00.
