Customer had issues with the first floor furnace not heating other contractor looked at the unit before and couldn’t find the issue. Upon arrival, customer stated that the thermostat was tripping the fuse went over low-voltage wiring noticed that common wire was connected to B terminal at the thermostat base (thermostat is battery powered) not common. Remove common from base at the thermostat. And test operation system came on recycle furnace couple times perform combustion test check venting drain blower motor capacitor. Inducer assembly. It’s getting too hot at touch. Also noticed that water accumulates on the right side of the inducer manifold. Furnace is set up left drain connection. Furnace stay running the whole time during the troubleshooting. I was able to check other potential issues with the furnace blower motor capacity is reading below. Arrived to the customers home to replace his expansion tank for his water heater and to replace a warranty gas valve on his furnace. I started with the water heater drained water heater down a little bit to remove the failed expansion tank added new expansion tank and relief and pressurized to 65 psi, I turned the water back on and bled the water lines and tested. I then started with the furnace. I removed the gas line from the gas valve and then remove the gas valve from the burner arm discarded i put in a new warranty gas valve and piped threaded all joints, I put the gas piping back together and checked for leaks and tested for system operation, everything is back up and running at this time of service. Customer paid the balance by credit card

PECO report said gas as present on outlet Sid of valve during off cycle. Could not find any leaks. Checked all gas fitting and piping in the house including water heater (taking pilot assembly doors off and checked electronically there as well) Ran furnace (3) times in periods of 5-10 minutes and checked for leaks at outlet side valve when after shut off. No leaks. Checked for leaks at piping to gas fireplace. No leaks. Expansion tank at water heater has failed. Left estimate to replace. House water pressure 65 psi Good. I also left an estimate for parts only warranty gas valve replacement in case he ever needs it.

Estimate

Perform gas heat tuneup on two furnaces both of them are in the basement one is for second floor. The other one is for first floor. Both units are Lennox from 2006. Check electrical connections and components replace air filters, clean sensor and inspect the burners. Check supply and return air temperatures. Perform combustion test check drain inspect hoses and pressure switches check vacuum. Service both humidifiers test operation and set to winter 35%. During testing found some concerns with both units. For first floor found ignition components wearing out. Igniter sensor and burners, heat exchanger is showing major rust, performed smoke test system failed test. On second floor unit there are couple spots where system is leaking water. Inducer is making noise and pulling just data plate amp draw. Sensor and igniter below standards. Performed smoke test on unit and also failed test. Both units are running under normal combustion numbers. Would recommend upgrading units due to age and

Fully assessed no heating situation. Found after blower came on flames in 2nd cell were rising up. Looked over heat exchanger with camera. Found lot of rust and corrosion. Found crack in primary heat exchanger. Took photos. Showed homeowner entire process. Explained to homeowner that the furnace is 20 years old and this is normal to see. Explained to homeowner that to just replace the heat exchanger is about $3,000.00 and other parts can fail. Recommend replacing system. Homeowner wants to discuss with his wife.

Fixed broken CPVC lines. Bled oil burner. Tested system Made air band and barometric damper adjustments as necessary. Combustion and smoke tests: Pass System operating well at this time.

Upon arrival I shut the oil off at the tank. I changed the oil strainer and nozzle. Cleaned electrodes and repositioned them. Inspected gun chamber. Tested transformer and checked operation of primary control. Inspected heat exchanger, flue, and chimney base. Assembled unit back together. Checked expansion tank and auto fill. Inspected piping for any signs of leaks or corrosion. Turned unit on and bled air from oil line. Checked draft and performed a smoke test. Performed combustion test. System is performing very well at this time of service.

Water heater was inadvertently shut off when the fire department was here looking for the water alarm. House pressure measured at the tank is 55 psi: Good The expansion tank has failed. Needs new temperature+pressure relief valve AND expansion tank. The parts are not covered under Bradford white 6 year warranty. Left estimate for expansion tank and T+P valve. *Please order the correct T+P valve. I showed him how to relight pilot. Also said it will be ok until early next week when we will schedule to complete work. Homeowner paid half of balance tonight. We will schedule to complete work ASAP.

Performed propane gas heat tune up changed 14x24x1 filter. Flushed drainage and test condensate pump. electrical wiring, connections fine. Cleaned burners and sensor and cycled heating. Check gas pressure ok combustion and temp split ok. There was lot of rust in burners. I was able to clean them, provided estimate to upgrade burners to stainless steel burners, Amana now has upgraded burners version. Emailed estimate for regular and stainless burners. Current system does not have any surge protection. Talk to customer about adding service protection to the heater.
