Dan and I leveled outdoor unit with compacted crushed stone. I went over the EZ trap and surge protector estimates with Abraham. These estimates are all of equal importance. Sent estimates again. Homeowner paid balance for work completed today.

Checked the AC side of the system . Checked air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Completed AC tune up for 3 Ton Bosch inverter with Amana coil het pump system Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition however there was a little oil residue in drain pan. Inspected wiring, controls, electric motors and components Measured temperature rise (67-57=10°) and static pressure Inspected drain and pump; added treatment tabs to pump checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Pressures were low 66/146 outdoor temperature 56° 44 superheat. Indoor coil began to freeze up about 15 minutes run time. Note this unit has external TXV. I searched for leaks everywhere with an electronic leak detector including at the 1/4” TXV fitting inside evaporator. Could not find leak. There is some oil in indoor coil drain pan. Left estimate to charge system the needed amount of R410A refrigerant and add a leak detection dye that will allow us to pinpoint the leak. System will underperform in cooli

Performed precision a/c tune up on amana heat pump system. Homeowner replaces 213 air filter on a schedule. Checked all electrical connections and components. Found no surge protection on blower motor highly recommended. Provided estimate. Checked temperature split. Cleaned out ez trap. Tested condensation pump. Tested outdoor capacitor. Checked refrigerant pressures and temperatures at indoor and outdoor units. Heat pump is working properly at time of inspection.

Upon arrival I performed maintenance on both AC systems. Changed both 16 x 25 x 1 air filters. Inspected blower assemblies and electrical connections. Inspected evaporator coils and drain pans. Cleared and tested drain lines. Cleaned condensate pump. Recommended installing easy traps with safety switches since system has zero drain safety. Cycled systems in cooling. Checked static pressure and temperature differentials. Proceed to outdoor units. Inspected outdoor coils and condenser fans. Inspected electrical connections and components. Checked refrigerant pressures and temperatures. Both systems are operating appropriately at this time.

Reviewed equipment and controls to determine why unit would not control heating and cooling in different areas. Right now, they are turning off hall and yoga room so gym can be run in Cooling during spring and fall. Recommended low ambient controls for outdoor unit feeding gym. Need to determine capabilities of 3 zone panel for auto switchover and need to install better filter on unit as it is getting used into unit

Installed new transformer to power APCOX air treat,ent system separately from system transformer. Afterwards tested system. System operating well at this time.

The random no heat calls that happened couple times in past are caused by blower guard kit. I ordered the updated evaporator drain pan from distributor. The part is covered by warranty, as is the labor. Contact Cathy at HVAC distributor to process for labor. *Will need 2” pvc coupler and 3” pvc coupler to complete drain pan replacement job as well as 3/4” pvc and various fitting

Superheat and sub cooling are within manufacture range. Unit is working properly. Test condensation pump ok check safety on pump ok aired safety to break R from thermostat ok. Provided estimate to add water sensor, customer declined estimate at this time.

Upon arrival performed AC maintenance on system. Inspected but did not change air filter since homeowner recently changed it. Cleaned and tested condensate drains and pump. Inspected blower assembly and electrical connections. Inspected evaporator coil and drain pan. Cycled system in cooling. checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor electrical connections and components. Found compressor was pulling a high amp draw on startup. At homeowners request installed a Subco super boost to lower amp draw. Noticed a significant difference in amp draw. inspected outdoor coil and condenser fan. System is operating appropriately at this time supplying an appropriate temperature drop. Also sent estimate to install ecobee thermostat.

Completed heat tune up 100,000 BTU natural gas furnace. Error code history E2.1 incomplete ignition. We noticed hard light off during first 2 cycles Found burners to be corroded. Cleaned and polished and reinstalled and light off is now smooth. Told homeowner to maintain humidity in basement all year as this can contribute to corrosion. We are sourcing stainless steel burner upgrade options, pricing and availability. Cleaned washable filter Cleaned flame sensor, verified flame rectification circuit Ignitor in good condition, verified ohm reading Inspected wiring, controls, electric motors. Confirmed proper manifold gas pressures Measured temperature rise and static pressure Combustion and draft tests: Pass Completed AC tune up 4 Ton Trane XV Indoor and outdoor coils in good condition Checked wiring and controls; equipment has surge protection Measured temperature split Checked drain, cleared EZ trap and verified operation of condensate pump. Checked refrigerant charge/diagno

Customer call d in for water leak. Customer showed me where water leak was coming from. Found all the area dry upon arrival did not find any pipes leaking at this moment. Told customer they most likely would have to redo entire plumbing for the kitchen sink. Leak might on the 1 1/2 pvc drain coming down to basement piping. Customer will hold on any repairs.

Sent homeowner estimates for surge protection and capacitor. informed him the capacitor is starting to lose microfarrads and is nearing the end of its life.

Reviewed home and discussed existing system performance and expectations with clients. Oil furnace is 30 years old and ac is old and stopped working efficiently to cool the home over the last few years. Looking for the best options to replace the system. Discussed hybrid options using oil and propane and also oil and ac options. Looked at the entire home from the attic to the basement to ensure we were going to perform accurate calculations. Need to perform load calc and present options.

Arrived to go over the customer heat for an inspection on the heat exchanger. I performed a smoke test and found cells to be clear . Performed a combustion test and found numbers to be in tolerance at this time of service. Air flow was ok and replaced the filter supplied by the customer. The customer’s agreed to sign up for a service contract . The 1st call will start with the a/c .

Customer called in for no heat. Customer stated that switch and the side of the unit it’s off. She wasn’t sure to turn it back on. Upon arrival found thermostat: for heat, but no operation from the unit found no power to the unit turn switch back into on position and retest unit. Everything came on during inspection notice a little bit of water coming out of the collector box show water to customer and provided estimate to repair Customer approved estimate to Removed collector box and add high temp silicone gasket. Cycle heater after repairs ok. As mentioned on previous units, unit is running at .83 static pressure. There is lot of dust accumulation inside blower wheel and bottom of the heat exchanger.

Completed AC tune up for 2 Ton Goodman AC system Equipment is 2 ton AC with 40,000 BTU natural gas furnace 16x25x1 filter in good condition Indoor and outdoor coils in good condition; the outdoor unit is not level. Left estimate to level the outdoor unit using stone as a medium Inspected wiring, controls, electric motors and components; there are no surge protection devices, left estimates for surge protectors Measured temperature rise and static pressure Inspected drain added treatment tabs; recommend an EZ trap which has overfill protection switch, will prevent water from backing up into drain pan and then spilling. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge and checked pressures. System operating well at this time.

I had a PECO energy audit and found that my attic insulation was insufficient (I did notice that the upstairs felt cooler than the thermostat temp). DiBiase is on the list of PECO recommended contractors for this and they did a fantastic job adding insulation, putting in rafter vents to ensure circulation etc. Joe was very responsive and followed up with me quickly to schedule an appointment for an evaluation and estimate.
