Checked the AC side of the system . Checked air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps and tested for static pressure. Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Performed ac tune up, check electrical low and high voltage connections and components, inspect filter ok. Check indoor coil and drain ok add tabs. There some sing of refrigerant oil inside pan. Check supply and return air tempe and flow. Check outdoor unit refrigerant levels and pressures ok. Found capacitor and contactor in bad shape. Quoted for repairs customer approved Replacement of capacitors and contactor. Cycle ac unit after repairs ok. During inside inspection noticed heat exchanger has a crack that exceeds manufacture tolerance. Bring this to customer attention and provided estimate for repairs. System I was installed February 2014. Other options is to upgrade unit. Customer will contact office.

Customer called in for boiler leaking upon arrival talk to tenant and did she describe what was going on, She direct me to where the water leak was. Found boiler leaking out of the relief valve. Inspect bladder expansion tank, relief valve and water feeder. After getting pressure down system stopped leaking. Turned system to off to prevent any other damage. Provided estimate for repairs. We will have to do some pipe modifications due to exiting piping. Provided estimate called land lord and explain him what needed to get done. Other option is getting an estimate to replace boiler since boiler is close to 30 years old. Land lord decided to wait on any repairs.

Perform AC tune up on a 2 ton amana system inspect air filter (20+25+5) check electrical connections, low and high voltage connections inspect indoor coil check supply and return air temperature 21° split. Check outdoor unit refrigerant levels and capacitor ok. Cycle unit ok. Found water heater leaking water during today’s visit. Provided estimate for replacement. Also provided estimate for bacteria protection.

Perform AC tuneup on a 3 ton Lenox unit, check electrical connections and components low and high voltage is replace air filter, flush drain check supply and return our temperatures inspect coils check outdoor unit refrigerant levels, capacitor contactor cycle ac unit ok. We have presented options for indoor air quality and water protection customer is aware.

Upon arrival I found pico shut off power and gas going to furnace. Restored gas and electric and found the back of the gas valve was leaking. Gave homeowner estimate to replace gas valve. Collected deposit for gas valve. collected diagnostic and membership charge in full. need to call customer to schedule gas valve replacement.

Arrived at call for hot water issue, found shower and kitchen sink go from 115 to around 90 degrees after about 5-10 minutes of hot water usage, boiler is set to 160 low cutoff and mixing valve is all the way open and should be delivering 140 degree water. Tried closing and opening mixing valve to no avail. Gave customer quote to replace mixing valve which is defective.

Return visit to go over system and identify potential issues with the unit. Upon arrival, I talked to customer and he expressed that the outside unit just keeps running, running running and never satisfied on temperature put system on operation heat mode check supply and return air temperatures outside compressor, refrigerator levels, and pressures. After troubleshooting found out that there is a restriction on outside meter device not sure if it’s the wrong piston or something It’s clogged on the piston side. We will need to return with a new piston. I also adjust airflow to meet 2 ton heat pump capacity.

Removed old water heater. Installed new Rheem 50 gal NG water heater in drain pan with water alarm. Installed new shut off valve and expansion tank. Checked water temps, explained to customer how to adjust water temperature, cleaned work area. Customer has requested a printed receipt..

Upon arrival I perform ac maintenance on heat pump system. Inspected blower assembly and electrical connections. Inspected evaporator coil and drain pan. Inspected drain lines and found condensate trap with severely clogged. Due to system having no drain safety and being unable to thoroughly clean drain line I recommended installing an easy trap with safety switch. Cleaned and tested condensate pump. cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. Inspected electrical connections and components. System is operating appropriately at this time.

Estimate

Arrived to check on a heat pump operation. Customer doesn’t think it’s working too well not keeping temperature started with the heat pump of the system. Checked the AC side pressures to be normal super heat and sub cool we’re ok. And then turn the system to heat mode and monitored the operation of the heating pressures. They climb up the normal and had good temp splits. I did replace the customers air filter. I believe what was happening was the pump was running more so the aux wasn’t coming on to help with the pump. No charge for today’s service

Went to all units and changed filters, grind room filter was the dirtiest of them all, spoke with customer about hooking up his dust collector and he said it will be put in this summer.

Arrived to location for heater certification. Survey property found out the house is heated by an oil furnace. Took photos of unit. Called realtor and didn’t pick up. Oil heater certificate is 229. Heater is from 1994. Realtor did not get back to me. Office to follow up with realtor 3-20-25 Luis perform oil heater certification, inspect heat exchanger, flue pipe, chimney base oil tank oil level and oil fill/vent piping. Clean heat exchanger and chimney base. Performed combustion test noticed co increases when blower comes on. Performed smoke test on furnace and heat exchanger failed safety test. Current heater is from 1994 would recommend system replacement at this time. We will send an estimate to replace system.

Inspected evaporator coil and drain pan. cycled system in cooling to check static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. Inspected electrical components and connections. Informed homeowner capacitor is starting to get slightly out of range but is not below a tolerable amount yet. System is operating appropriately at this time supplying an appropriate temperature drop.

Performed ac tune up, checked low and high voltage, tested capacitor, amp draw, checked air filter 413, checked supply and return, turned off humidifier for summer, flushed and tested condenser pump, inspected both inside and outside coil, recycled the unit, check capacitor in contactor noticed the compressor starts a little rough every time it comes on we have discussed in the past visits p, adding a hard start assist will help compressor star better.

No heat from propane gas boiler, found unit running with maintenance remainder. Reset boiler and test operation found air in loop called Tony and explained what was going on. He approved repairs. Bleed air from pipes and test operation ok no other issues found. I did noticed low water cutoff plug broken. Tony said is been like this since he replaced it. (He will take care of this component later on) cycle gas boiler ok boiler is not heating.

Upon arrival I performed maintenance on AC system. Found 16 x 25 x 1 air filter was very dirty so I recommended using a 16 x 25 x 4 air filter instead. Installed 16 x 25 x 4 air filter at homeowner‘s request. Inspected blower assembly and electrical connections. inspected evaporator coil and drain pan. Cleared and tested drain lines and condensate pump. Cycled system in cooling and proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected electrical components on outdoor unit. Contactor and capacitor are in rough shape, but operating appropriately at this time. System is operating appropriately at this time supplying an appropriate temperature drop. Collected payment for air filter.

Reviewed furnace and tested operation. Measured pressure at pressure switch port. After research it was discovered there is a service bulletin on this model furnace from the manufacturer SF-067 stating to jump out wires if there is an intermittent issue. Measured pressure at port, was acceptable, possibly caused due to attic location and drain piping. Also notice venting goes out side and exhaust is terminated through roof which can impact pressures on a windy day.

I had to wait all weekend without heat, although it was not Dibiase issue, it was just so inconvenient to go without heat for a weekend.
