Upon arrival performed maintenance on oil boiler. Changed oil filter, nozzle and strainer. Cleaned and vacuumed heat exchanger. Cycled oil boiler and performed combustion analysis. Tested and inspected hydronic components and found pressure relief valve is starting to seize up. This could be an issue if system over pressurizes do to being over fed or thermal expansion. Recommend replacing relief valve, auto feeder, expansion tank and 67 bleeder. All these parts are up to their expected life time so it would be more cost effective to replace them together.

Upon arrival I found blower motor was trying to start but bearings were too seized to move causing it to burn out. Collected deposit on blower motor and had Jim order new motor from supplier. System is not operational at this time. (No service charge per office) office to get back to customer once we get part.

Arrived at call for smell issue and found an oil fired hot air furnace full of soot and the flue pipe is rotted out and full of soot as well. Spoke with customer and he said he hasn’t had it cleaned in 5 years, gave customer estimate on cleaning and flue pipe replacement but I may find other issues once unit is running properly and may cost him more than the estimate says, furnace is approximately 20 years old and has older style oil burner relay and is in terrible condition, spoke with customer about replacement options and he liked the idea of a hybrid system with heat pump and oil back up. Customer is getting replacement quote tomorrow.

Worked on unit above the machine that got moved, found a failed disconnect switch. Replaced and rewire switch and tested unit. When blower turns on unit shakes violently and make a loud screech sound. Diagnosed a bad blower housing that has a blown out screw for the belly band. New housing and wheel are required to fix problem. Changed all filters and finished quarterly maintenance for all units. Customer paid half for parts getting ordered.

Estimate for single head ductless

Performed a QA on a heat pump system. Took photos of the equipment and looked at the overall install of the indoor unit and the outdoor heat pump. Looked at the wiring connections and the voltages. Inspected the drain lines and tested the condensation pump. Inspected the air filter. Looked at temp splits for the system . Outside unit checked the disconnect and the outdoor unit level and made sure all connections are sealed and wiring was completed in a neatly fashion. Refrigerant Charge was good and checked compressor and fan amp draws. Did find the outdoor heat pump is out of level , will need to reschedule a visit on a warmer day to re level the outdoor unit. New equipment is working fine at this time of service .

Installed aprilaire model 600 and ran new ducting, water line, and drain for humidifier. Installed digital humidistat and tested system for proper operation in heating mode and ensured no leaks were present, caulked around humidifier to seal it properly.

Converted power vent water heater to tankless water heater. Made a stand to hang the unit on. Anchored it to the concrete floor. Hung unit. Piped in hot and cold lines. Tested unit. Set unit to 120°F. Tested condensate pump. Unit is operational.

Check up on a heat pump system. Checked the air filter and found good . Added slip to the guide rails to hold the filter better . Checked the wiring connections and the voltages. Checked the thermostat in all heating modes, started with electric heat. Inspected the amps for the heating elements and checked the blower amps and the operation. Took electric heat temps at the return and supply. Performed a outdoor BTU output for the heat pump. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.

Arrived at call for no heat, went to boiler room first to inspect boiler. Unit is a 90% efficient boiler that runs the entire building on a main loop, every respective apartment has their own supply and return piping with a zone valve in the unit tied to the respective thermostats, unit was at 74° upon arrival and boiler output was 165° and piping an apartment was at 165° indicating not an issue with the boiler at all. Tenant has his thermostat on 80 and the apartment question has three exterior walls and detached from the building insulation in the building is probably subpar and the unit will never reach 80° with an outside temperature below 30. Let it unit run for a substantial amount of time and radiators fell below 160°. Found an issue with the thermostat set to steam instead of hydronic, but I do not believe it is related to the issue. Performed tune up on oil fired Weil McLain boiler. Cleaned heat exchanger and flue pipe and replaced nozzle and filter. Purged oil system of all air and performed combustion analysis on burners after cleaning system, inspected combustion chamber and no issues were found . Ensured all air was removed form hydronic side and unit is running well at this time.

Upon arrival I found that the thermostat was blank and no lights were displayed on control board. After further inspection on low voltage, I found that the transformer was burned out and not providing 24 V. Replaced 24 V transformer at homeowners request. After replacing transformer found thermostat was still blank, even though it now had power. Replaced Honeywell thermostat with ecobee six and installed surge protector at homeowners request. Cycled system to ensure proper operation. System is operating appropriately at this time. We will have to return to connect the eco bee six to Wi-Fi and register thermostat once Wi-Fi is restored.

Perform precision heat pump tuneup on Bryant heat pump system. Replace 20 x 22 x 1“ air filter. Checked all electrical connections and components tested emergency heat. Check temperature rise and heat pump mode. Inspected indoor evaporator coil found air scrubber installed without a separate transformer and also Cell on air scrubber needs to be replaced provided estimate. Also provided estimate to install x13 surge protector. Check refrigerant pressures and temperatures at indoor and outdoor units tested outdoor capacitor. Heat pump system is working at time of service, would recommend considering replacement of system.

New equipment is working fine at this time of service The office will schedule John for a home performance estimate for his attic . And the office will send John a copy of the invoice for the 1floor system once all rebates go through.

Customer no longer has an oil boiler and has a brand new propane boiler now that was installed by another company.

Performed tune up on Amana gas furnace, checked combustion and gas pressures. Tested blower and inducer motor, cleaned flame sensor and checked hot surface igniter. Tested temperature split and checked heat exchanger. No issue with unit at this time.

Performed quality assurance, installed new floor register. Customer kept old grill. Went over settings electrical ok check static pressure supply air and return ok 64 split. Check burner settings ok. Static pressure return .36 supply .34 wc. Customer did not had any questions. Combustion test ok.

Performed tune up on Bosch heat pump, checked indoor units heat strips, blower motor, and electrical connections. Went to outdoor unit and checked electrical and mechanical components. Checked compressor and refrigerant levels, no issues with unit at this time.
