Arrived at call for water leak, checked entire system and looked at the ac coil and every source of water and drains. Ran ac and heat for a duration and found no water whatsoever from anywhere, customer stated he never cleaned up water from when the unit was leaking and water was a tiny amount most likely dripped out from blower cabinet, dried up water and told customer to keep an eye on it. Customer declined tune up at this time but wants to schedule it for next week.

Checked the AC side of the system . Checked air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service.

Estimate

Upon arrival found system had a power surge that killed the surge protector on the motor. Motor was unable to run, causing heat exchanger to overheat and melt plastic drain pan and aluminum coil. Replaced surge protector on motor at homeowners request and was able to get motor operational. Gave homeowner estimate to replace case coil, restore factory charge, high limit switch and install a duct spacer in between coil and furnace. after homeowner accepted estimate and paid for a deposit. I cut out and remove coil and melted drain pan. Removed plastic from heat exchanger and ran furnace to burn refrigerant oil off. Ran furnace for half an hour to burn off oil and check temperature. Heat exchanger stoped smoking within 5 minutes and system had a 40° temperature rise which is appropriate at this time. Heat is operational at this time, but I shut off power to outdoor unit and pinched off line set to try and avoid any contaminants going into line set. Collected 279.65 payment for diagnostic

Mini split tuneup on one head and one outdoor. Checked the air filters and cleaned. Checked the wiring connections and the voltages. Inspected the unit and the blower operation cleaned if necessary. Check the fan operation for all speeds and checked the unit in cooling mode operation. Took temps from return side and supply. Checked the outdoor heat pump, and checked the combined amps for the fan and the compressor. The indoor head and the outd

Upon arrival I performed AC maintenance on system. Changed 16 x 25 x 1 air filter. Inspected evaporator coil and drain pan. Inspected blower assembly and electrical connections. Tested drain lines. Cycled system in cooling. Checked static pressure and temperature differential. Found system had a 0° temperature drop. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Found pressures were severely low. Finished maintenance inspecting electrical components and outdoor coil. Used a refrigerant leak sniffer to try and find leak. I was unable to find the leak at this time. Provided estimate to homeowner to add refrigerant and UV to system. I recommended before adding refrigerant and dye that homeowner gets an estimate on a new system. Need to schedule to give an estimate on a new system.
