Arrived at no heat call and found unit was in error for pressure switch not closing. Tested positive pressure switch which was fine but the negative pressure switch rated for -1.3 in was only getting to about 1.2, pulled inducer motor and checked seal which was fine, checked drains which were also fine as well as checked the flue which was also fine, the only thing that is a variable is the new inducer motor which seems to have a very slight decrease in the negative pressure by about .1 in. Told customer to purchase adjustable pressure switch and set it to 1.15in, tested furnace by jumping switch and it ran fine with no issues indicating the old inducer must have had a different design leading to the different press Switch values, the outlet for the tube that goes to the pressure switch is a different diameter as well.
Perform two heat tuneup on heat pumps first and second floor replace customer supply air filters, check and test electric heat back up for both units. Electrical connections and components ok. First floor has air handler from 2012 Lennox and Trane heat pump installed 2021. First floor system is working under manufacturer specifications, refrigerant levels, capacitor contactor, supply return air temperature is OK on second floor system air handler is showing a lot of wear and tear there’s tons of bacteria potentially mold inside the unit, unit has 15 kw but only 10 kw is been used. Outdoor heat pump is working fine but compressor is showing yellow numbers. Customer is aware unit condition would recommend replacing system for second floor. Refrigerant levels are ok. There will be some recommendations that will be emailed to customer, these were items that were flagged dyeing tune up. Fully assessed no heating situation. Maurice already diagnosed bad inducer motor and bought new inducer motor. Inducer motor looked correct. Installed inducer motor and found it not proving the right vacuum to start the furnace. Clean flame sensor tested capacitors and pretty much performed entire maintenance, but furnace is not able to operate. Maurice is going to return inducer motor and possibly install new inducer motor himself. Furnace is not operating at this time.
Found furnace running house temperature at thermostat 70° but had not quite satisfied setpoint of 73°. Tenant said she feels cold. Found error codes for open high limit at furnace control. 16x25x4 filter very dirty. Left estimate to replace the high limit switch as is recommended whenever high limit goes through several opening/closing incidents. A humidifier would help residents feel sensibly warmer by providing closer to ideal indoor relative humidity. Left estimate for Aprilaire 600M humidifier. Ductwork is duct board. I replaced with 16x25x1 for testing. Went through furnace operations, cleaned flame sensor, measured temperature rise. (70-126=56°) Good Left previous estimate to replace corroded 1/2”x18” black iron nipple. Etween tee and gas valve in furnace. *They had another company replace the 2 zone dampers for second floor. Noticed that the Lennox brand zone that the zone control randomly opens all dampers and fails to recognize that the second floor thermostat is cal
Arrived at water leak call for Rheem tankless water heater, found heat exchanger leaking and it dripped on main control board shorting it out, gave customer repair and replacement options but we decided replacement was the best plan because of the age of the unit. Customer put a deposit down for half and we will return tomorrow with the supplies to install it.
Performed QA on Goodman Gas Furnace. Reviewed programming and Airflow settings for heating and cooling. Ran system in heating and measured combustion, gas pressure, and static pressure. Adjusted gas pressure to improve combustion. Tenant said the Heater has been working well. Completed checklist form in system. No additional follow up needed.
Arrived for a no heat gas furnace on second floor. Turned up the thermostat and went down to basement to inspect unit. Unit was locked out. Reset unit and watched sequence of operation. Noticed only three of four burners were lighting. Noticed dirty flame sensor too. Turned gas off to unit and unhooked gas line. Disassembled burner assembly. Cleaned burners and flame sensor. Reassembled burner assembly and put unit backed together. Reconnected gas line and performed a gas leak search. Noticed a small crack on heat exchanger and brought to homeowners attention. Performed a combustion test. Let homeowner know it may be time for replacement soon. Inducer is noisy on startup as well.
Arrived for no heat on first floor system. Found the thermostat in a call for heat. I reset the unit found inducer comes on. Igniter comes on gas valve opens. Flames are good but shuts off within 5 to 10 seconds. I did a micro amps test on the flame sensor found flame sensor reads .00 to .01 needs to be 1.4 and higher . Not able to hold the flame I collected half down for the new flame sensor install repair , I waived the diagnostic fee for today since we are just here for maintenance. The customers do have a second-floor system that’s still up and running in a mini split in the basement that’s running. Thermostat is in the position on first floor and the customer has the option to run the fan continuously to help move air.
Returned for banging and ductwork, original tech put a piece of strap across the front side of returned duct, but the backside of returned duct it was still banging so I added another piece of s Clete across the back and put multiple screws in and banging has subsided
Installed new Goodman furnace. New 10x25 return drop and boot. Adapted to existing condensate line. Adapted to 2” vent piping. Adapted to existing gas line and installed new blower motor surge protector. Tested operations and cleaned up.
