Upon arrival I found motor on outdoor unit was grinding. This indicates a bad outdoor motor. Gave homeowner an estimate to replace outdoor fan motor and blade. Collected payment for a membership on one heat pump system and diagnostic fee. Collected another payment for the 50% deposit on part. Checked refrigerant pressures and temperature on outdoor unit. Performed overall health evaluation on system. need to reschedule to perform AC maintenance on system and repair outdoor unit. System is operational at this time. order and replace motor and blades with factory parts.

Completed (2) AC tune ups. Aprilaire 413CBN filter (attic) ok. 16x20x1 filter (Basement ok)Homeowner replaces on a schedule There was a little water in attic system pan. I cleared drain. Offered EZ trap. Homeowner agreed. Installed, wired and tested today. Also noticed that the adapter fitting from furnace condensate trap to the 3/4” pvc was not glued. Glued today while installing EZ trap. For both systems. Assessed condition of indoor and outdoor coils. Inspected drains. Installed EZ trap in attic. Cleared trap for basement system. Added treatment Tabs. You could also install ez trap for basement system. Measured temperature split and static pressure. Inspected wiring, controls, electric motors. Attic blower motor capacitor was weak. Homeowner agreed to replace today. Checked refrigerant charge Both systems operating well at this time. Homeowner paid for invoice today,

Completed AC tune up for 3 Ton Amana AC system 16x25x1 filter in good condition. They are using MERV 14 filter it’s ok just replace them every 2 months. Better to use MERV 8 or MERV 11 Indoor and outdoor coils in good condition Inspected wiring, controls, electric motors and components; left estimates for surge protectors Measured temperature split and static pressure Inspected drains; clears EZ trap, tested pump; added treatment tabs to drain. Checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. AC system operating well at this time.

Upon arrival, I performed maintenance on ac system. Changed 20×20×1 air filter. Inspected blower assembly and electrical connections. Inspected evaporator coil and drain pan. Cycled system in cooling. Checked static pressure and temperature differentials. Cleared and tested drain line. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. Inspected electrical connections and components. System is operating appropriately at this time supplying an appropriate temperature drop.

Performed tune ups on 2 Amana ac’s. Tested indoor blower, checked and cleaned drains. Changed both filter. Checked temperature split and checked indoor coils. Went to both outdoor units and tested all electrical and mechanical components, tested compressor and fan motor. Tested capacitor and checked refrigerant levels. No issues with either Amana unit, tested mini split after and cleaned filters. Checked refrigerant levels and tested electrical components and inverter. No issues with mini split.

Estimate follow up

Performed tune up on trane heat pump, tested indoor heat strips and blower motor. Tested temperature split and changed filter, checked all electrical components and wiring for indoor unit. Went to outdoor unit and tested all electrical and mechanical components including compressor and outdoor fan motor. Tested refrigerant levels and defrost cycle. No issues with unit at this time.

Arrived at no heat call and found unit was in error for pressure switch not closing. Tested positive pressure switch which was fine but the negative pressure switch rated for -1.3 in was only getting to about 1.2, pulled inducer motor and checked seal which was fine, checked drains which were also fine as well as checked the flue which was also fine, the only thing that is a variable is the new inducer motor which seems to have a very slight decrease in the negative pressure by about .1 in. Told customer to purchase adjustable pressure switch and set it to 1.15in, tested furnace by jumping switch and it ran fine with no issues indicating the old inducer must have had a different design leading to the different press Switch values, the outlet for the tube that goes to the pressure switch is a different diameter as well.

Perform two heat tuneup on heat pumps first and second floor replace customer supply air filters, check and test electric heat back up for both units. Electrical connections and components ok. First floor has air handler from 2012 Lennox and Trane heat pump installed 2021. First floor system is working under manufacturer specifications, refrigerant levels, capacitor contactor, supply return air temperature is OK on second floor system air handler is showing a lot of wear and tear there’s tons of bacteria potentially mold inside the unit, unit has 15 kw but only 10 kw is been used. Outdoor heat pump is working fine but compressor is showing yellow numbers. Customer is aware unit condition would recommend replacing system for second floor. Refrigerant levels are ok. There will be some recommendations that will be emailed to customer, these were items that were flagged dyeing tune up. Attic drain trap float not work properly, indoor coil cleaning and adding bacteria protection. Noticed w
