Performed four ac tune ups, check electrical low and high voltage connections and components, replaced all four filters customer supplied three filter 413 was not supplied by homeowner. flush drain ok check airflows, indoor temps ok on all units. Outdoor temp 56F. Inspect coils. Check outdoor unit refrigerant pressures capacitor and contactor for all units ok. Cycle all units ok. Would recommend getting an estimate to replace basement unit due to age. Basement nit is from 2005? Set up consultation for next Wednesday between 10 and 11.

Upon arrival when I tested condensate pump I found it was backing up and not pumping water very fast. Gave homeowner an estimate to replace vinyl tubing. Replaced 3/8 vinyl tubing. tested condensate pump and found it was much better without all the kinks. System is operating appropriately at this time. Collected payment for vinyl tubing replacement and diagnostic fee.

Perform tuneup on train AC, went to indoor unit and checked blower motor, electrical connections, cleaned, and checked drains, checked filter, checked indoor coil. Went to outdoor unit and checked all electric electrical and mechanical components, including refrigerant levels, capacitor, fan and compressor as well as inverter. No issues with the unit unit at this time.

Performed tune up on Amana ac, checked indoor units blower, temperature split and changed filter. Went to outdoor unit and checked all electrical and mechanical components, including compressor, fan motor, capacitor, and refrigerant levels. I noticed the outdoor coil is very impacted with dirt and debris so much so that water will not clean it properly. The fan has to be removed and chemical has to be put on the coil in order to free it of debris estimate was made for repair. Tried to contact customer about repair but she did not answer

Performed tuneup on two systems one American standard and one train AC unit, check both indoor units temperature split and blower motors as well as coil and cleaned and checked both drains. Went to both outdoor units and tested all electrical and mechanical components, including the compressors, fan motors and capacitors. Test refrigerant levels and found no issues with either unit.

Upon arrival found thermostat was off due to easy trap switch. Performed maintenance on AC system. Cleared clogged from drain line and ran 2 gallons of water through it. Changed homeowner provided 20 x 25 x 4 air filter. Inspected blower assembly and electrical connections. Inspected evaporator coil and drain pan. Inserted treatment tablets in drain pan at homeowners request. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked for refrigerant pressures and temperature. Inspected outdoor coil and condenser fan. Inspected electrical connections and components on outdoor unit. system operating appropriately at this time supplying an appropriate temperature drop.

Checked the AC side of the system for the main house . . Checked air filter and replaced. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. Mini split tuneup on 2 heads and one outdoor. Checked the air filters and cleaned. Checked the wiring connections and the voltages. Inspected the unit and the blower operation cleaned if necessary. Check the fan operation for all speeds and checked the unit in cooling mode operation. Took temps from return side and supply. Checked the outdoor heat pump, wiring connections, and the voltages. Checked the combined amps for

Checked both of the larger units on the roof. Ran both units in heat to add some load to the space then ran one circuit on one unit at at time and checked all electrical and mechanical components for the refrigeration system, tested superheat and sub cool values for both systems and found no issues with the charge. Both systems are r22 refrigerant.

I returned to fix the incorrect piping. Everything is correct now and the system is heating.

Customer called in for not enough hot water, we recently installed new indirect tank to an existing Bosch boiler. Check all piping connections domestic and boiler side. By looking at the tank connections, we piped the tank on reverse. This could explain why water is not getting as hot. We will need to come back and swap piping for both side domestic and boiler side. Office to follow up with customer next week.

After interviewing several other Heating and Air Conditioning Services we chose Dibiase to do our very complicated system with 4 Condensers outside, 2air handlers, and two separate systems forced air. All went well on the first call where the technicians went over each system and fine tuned it all.
