Job Locations and Reviews

Upon arrival, I performed AC maintenance on system. Did not change air filter since homeowner recently changed it. Cleared and tested drain line. Inspected evaporator coil and drain pan. Inspected blower assembly and electrical connections. Cycled system in cooling. Checked static pressure and temperature differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperature. Inspected electrical components and connections on outdoor unit. Inspected outdoor coil and condenser fan. Found outdoor coil is matted over the whole way around the unit. Recommended homeowner gets coil cleaned to prevent system from tripping on high-pressure. Homeowner does not have access to a hose as of now. Gave homeowner estimate to clean coil with coil jet.

*Problematic customer* Chrck charge again when warmer Set new unit on existing return box and adapted to Supply plenum. Adapted copper lineset to new unit. Ran new condensate drain and adapted to existing drain. Made all high and low voltage connections to unit wiring all safeties in series to break 24v R call to thermostat. Set new unit on new pad and leveled. Installed new rectorseal disconnect box on unit. Adapted copper lineset to new unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed test out procedures cleaned work area and reviewed installation with homeowner.

Guest house: 1.5 ton Amana AC Main House 2 Ton Trane heat pump/gas hybrid Replaced 16x25x1 filter for guest quarters system Replaced Aprilaire 413 filter For both systems Inspected indoor and outdoor coils Inspected wiring, controls, electric motors and components. All HVAC equipment circuits had surge protection except for the furnace of the guest house. I offered to install one today. Susan agreed. Completed work today. Measured temperature split and static preasure Checked drains and pumps added treatment tabs Checked refrigerant charge/pressures Verified integrity of compressor motor. Both AC systems operating well at this time. Homeowner paid for invoice today: Surge protector and Aprilaire filter for main house system.

Add 10" of blown in fiberglass insulation above lobby ceiling. This will help keep the heat in the lobby as there is currently no insulation in the ceiling. Note: An additional hatch will need to be cut into the space by others for access to the space above.

Estimate

Perform precision heat tuneup on three AC systems. (1) geothermal heat pump. (1) American standard heat pumps system, and (1) Mitsubishi mini split heat pump with (2) ceiling cassettes. Checked all electrical connections and components ,check temperature rise on all systems. Checked loop pressure on geothermal and loop temperatures and air temperatures. Replaced two Aprilaire 213 air filters. Cleaned wasable filters. Provided estimate to re level American standard heat pump with stone. Check refrigerant pressures and temperatures at indoor and outdoor units. All systems are cooling at time of service.

Fully assessed no cooling situation. Gave package unit a call for cooling. ( you can only hook up to suction side. ). Hooked up gauges and found suction pressure fluctuating from 94-105. Examined evaporator coil which is very corroded. System is a capillary not normal to restrict. Found 12x20x1 air filter was very dirty. Removed air filter and installed new air filter ( provided by riverworks) suction pressure was now about 123 with some fluctuating but only a few psi. Compressor sounds much better also. Checked temperature split in a/c mode it was 22 degrees. System is working fine at time of service.

Replacement of the Control Board and the Single Pole Contactor for the Climate Master Geothermal Unit. Turn power off to system and disconnect and remove the Control Board and Contactor. Install new board and contactor and complete all electrical connections. Set dipswitches as needed to program the control board. Put system into operation and test. 3/7/25. Replaced dmx2 control board and contactor . Programmed control board with service contractor tool to correct tonage, family and closed loop. Cut jw3 jumper for antifreeze in ground loop. Tested operation with contractor tool and with thermostat. System is running and now shutting off correctly. Geothermal is working properly at time of service.

Found water panel has a lot of debris due to hard water. Water panel was replaced late November but needs replaced again. Replaced and tested operation no leaks found. Turned off thermostat and compressor continued to run . Would recommend replacing 1 pole 40 amp contractor and geothermal control board. Even removed thermostat from the wall and compressor contued running. Our office to provide estimate. Geo thermal may not stay working until board is replaced.
