Arrived to water leak on 50 gallon ng water heater. Kyle said he heard water alarm last night and there was minimal amount of water in pan. He moved water alarm to other side of pan to get it to silence. Said no more water has leaked out since. I felt water in prv tube. Water pressure is 57 psi. Expansion tank is good still holding air. He mentioned that since the remodel one of the bathrooms isn’t getting hot. Sounds like contractors piped something wrong. Cleaned water out of pan. Think this was a burst of water from street. If problem happens again we will change the prv. Part is warranty but labor isn’t.
Upon arrival for heat maintenance I turned the thermostat on for heat pump and checked delta t to test heat pumps operation. Had a 31° temperature split. I switched thermostat to test propane. I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
Turned water heater pilot off at gas control Drained water heater as necessary. Removed failed tank. Pressurized new expansion tank to match house water pressure (65 psi). Installed new expansion tank. Opened valve and filled. Relit water heater and set to Hot as it was before. Open and bled water lines. Homeowner paid balance of invoice.

Water heater dripping from T-P valve. Water pressure measured at water heater 60psi. Ok The expansion tank has failed. I left email estimate for expansion tank replacement. It’s a tight utility closet. Discussed plan renewal. Homeowners decided to renew plan. Paid for plan renewal and diagnostic fee today.
Clean out ez trap, found easy trap had drywall dust inside of it and was keeping system off. Used simple green and brush and water and flushed out trap tested operation. Also perform precision heat tuneup on a gas furnace system. I’m gonna just replace 16 x 25 x 1“ air filter. Checked all electrical connections and components. Check temperature rise. Clean flame sensor. Perform combustion test. Gas furnace is working fine at time of service.
Completed 6 Month inspection for 80,000 BTU natural gas furnace w 3 Ton AC Filter recently replaced. Checked all aspects of install. Inspected wiring and controls incl. control board settings. Verified proper low and high fire manifold pressures. Measured temperature rise and static pressure Combustion and draft tests: Pass During testing of humidifier discovered that it was not wired to provide 24V to solenoid at all. Used jumper between “W” on control to the solenoid to temporarily test and still no water flow. The nut for the inlet of the solenoid is also striped and will not set back and tighten to the solenoid, The feed valve is compromised. Saddle valve is on a bad spot on the hot water line. So we will have to braise the 1/4” line shot as opposed to cutting the saddle valve out. Left estimate to install new feed valve on hot water line with new 1/4” copper feed line, replace the solenoid and nuts and to wire in transformer to control. Humidifier will not work until these
Arrived to customers home not cooling well. Started downstairs I checked the drain line and had a small clog , cleared and tested. I checked the coil and the filter and tested the blower found good. I went to the outdoor unit and checked the system operation and pressures found good. Customer had a flood in is house so they ripped out all dry wall and insulation for the 1st and 2nd floors. Most likely why it’s not able to keep up do to lack of insulation In the living space .
Fully assessed no cooling situation. Went upstairs to rooftop with manager. Gave office roof top unit a call for cooling. Found compressor plugg un plugged. Instantly when compressor called for cooling, compressor tripped breaker to system. Also store manager mentioned that the system gets refrigerant added to system every year. You could just replace compressor but that would not fix the refrigerant leaking situation. Took measurements of roof top and our office to quote rooftop replacement.
Changed filter, inspected coils, checked delta t, tested condensate safety, checked electrical, blew out drain, checked capacitor, checked refrigerant pressures.
