Completed (2) plan member AC tune ups. For loft area Minisplit: Cleaned washable filters Inspected wiring, controls, electric motors. Checked drain Assessed refrigerant charge. For Main system 4 ton American Stahndard AC: Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition Inspected drains, added treatment tabs to pump Inspected wiring, controls, electric motors. System doesn’t have surge protection. Rob has estimates for this. Measured temperature split and static pressure Checked refrigerant charge/diahnostics: Good Cleaned washable dehumidifier filter. They had the basement finished. Installed a Minisplit system with (2) indoor heads. I left estimate for plan for this system. Cost is $238/ year. Remember you can only operate the (2) units in the basement in the same mode at one time. Cannot have one running in cooling and the other in heating it will shut equipment off if you do so. You can install up to (4) surge protectors for the HVAC equipment in

Fully assessed gas furnace. Used camera and examined heat exchanger. Found definite hole in heat exchanger took photos. Called landlord and recommended replacement of system. She mentioned that some duct work was sweating in the summer time and also possible zoning. Called and set up appointment to have someone come out to give a replacement estimate.

AC tune up for 3 ton Amana AC system. Check electrical low and high voltage ok Indoor amp draw ok. Check 16x25x1 filter. Both coils are in good condition. Drain ok. Compressor amps/outdoor voltage ok. All electric motors and components ok. Refrigerant pressures/superheat/subcool ok. Check supply and return ok. Check capacitor and contactor found contactor pitted, talked to customer about repairs provided estimate and customer approved Replacement of contactor and adding potential relay with start capacitor, cycle ac unit after repairs ok.

Perform AC inspection/tuneup check electrical connections low and high voltage icheck standard air filter 20 x 25x1 inspect and test drain inspect indoor coils check airflow supply and return test water sensor ok. Air conditioner drain does not have ez trap (mentioned this to customer) check outside unit refrigerant levels capacitor and contactor, found contactor in bad shape provided estimate for Replacement of contactor customer approved repairs. Cycle ac unit after repairs ok. Provided some additional information regards unit improvements recommendations, drain protection and compressor preventative (asI was inspecting indor unit notice water heater. It’s 10 years old. Main concern with the water heater will be the expansion tank has failed and all the weight is being supported by plastic pipe) bring this to customer attention and provided estimate for the repairs. Customer will think about these repairs.
Barry was thoroughly professional and very informative when answering questions about our new heating system. He patiently explained the nuances and made sure we understood what we needed to know about the system.

Completed quality assurance for 100,000 BTU furnace with 3 Ton AC install. Airflow velocity measured at 2nd Floor and 3rd floor supply grilles 285-300 fpm in hi stage gas heat. Airflow velocity measured at same grilles in first stage heat 236-250 fps. Couple of the second floor grilles were closed. Fan speeds are correct for equipment capacity. 2 stage Ecobee thermostat Inspected all aspects of install: mechanical, wiring, including humidifier wired to Ecobee, ductwork connections, vent pipe. Need to return to charge AC. My bottle did not come with reverse thread adapter. Install passes quality assurance inspection.

Set new unit in place. Adapted existing return drop to new furnace. Adapted coil to Supply duct work. Adapted to existing lineset. Adapted to existing gas line and checked for leaks. Made all high and low voltage connections to unit. Wired all safeties in series to break 24v R call to thermostat. Installed new aprilaire Humidifier and wired to have thermostat control it. Ran new condensate with ez trap safety switch and adapted to existing. Installed new smoke pipe on system. Set new unit on new pad and leveled. Hung new disconnect box with internal eternal surge protector. Adapted to existing lineset and made connections to unit. Brazed pressure tested evacuated and charged system. Made all high and low voltage connections to unit. Performed all test put procedures cleaned all work areas and reviewed installation with homeowner. *need to return and adjust charge on R454B system* *AC disconnect left in off position due to under charged system*

Luis was very thorough and explained everything he was doing in terms I could understand. He fixed our immediate problem but didn’t sugar coat the need to replace aging and potentially dangerous systems which I greatly appreciated.

Estimate

No heat found system off on roll out fault. Inspect system. Three zone (zoning Has been disconnected), found two dampers completely closed. Manually open dampers. After forcing dampers. Reset unit and test operation. Performed combustion test system running higher than normal co numbers (carbon monoxide). Performed smoke test on heat exchanger and failed first test, performed second test and also failed. Inducer assembly is making grinding noise. I talked to homeowner and provided options for repairs. I would recommend getting an estimate to replace system. Customer will have the option to remove zoning during installation.

The equipment is separate from the unit we previously repaired. Had 0 volts at Captive air unit. Determined that the captive air unit above the kitchen is only powered when there is a demand for exhaust. There is a control panel. With BAS. Used the control to bypass and test. *There is a Rheem/Ruud heat pump in the dishwashing/prep area. 16x20x1 filter. (8) 16x20x2 Easy Kleen filters on outside air side were very dirty. Cleaned as best as possible. Recommend replacing these filter. System working fine when we left. Tried to contact JoAnn she was not available Office to and invoice.
Very knowledgeable and took the time to explain my technical questions. Also made an adjustment to my hot water setup while here.

Luis from DiBiase HVAC, did an excellent job finding and correcting the problem with the drain from our Aprilaire furnance humidifier. Our heat stopped working because of a blockage in our drain from the humidifier. Luis explained in detail what went wrong and how to correct it in the future.
