Performed tune up on new Bosch gas furnace, tested combustion and gas pressures. High fire set to 10 in wc. Low fire set to 6.3. Inducer amps at .5 blower amps at 9. Return air 75 supply 130. 1.8 micro amps dc on the flame sensor and 68 ohms on the hot surface igniter. Combustion read out perfectly with no issues or problems observed on the system whatsoever.

Arrived for a quality check up on new a/c and furnace. Started with the indoor unit . Inspected all wiring connections and fan settings. Tested the drain and trap for the condensation. Inspected the flue pipes for correct pitch. Checked the air filter and found it needs to be replaced customer ordered new filters. checked my temp splits. Outdoor unit checked for sealed penetrations and checked for outdoor unit and disconnect to be leveled . Checked my components and checked the charge. Everything is in good working order.

Discussed goals and concerns with homeowner. Assessed problem areas and took photos and thermal images. Discussed problems and potential solutions. Built proposal in-home, and reviewed together. She will discuss with her husband and reach out if she has any questions and/or would like to move forward with any recommendations.

Installed new propane indoor unit. Reused existing return box, pan and drop. Adapted to supply plenum. New condensate with wet switch and EZ trap. Added intake drain and adapted to 3” PVC for venting. Adapted to existing fuel line. Installed blower motor surge protector. Installed new outdoor unit heat pump with new 30x30 pad. Added legs underneath and a new disconnect with surge protector. Replaced 7/8 and 3/8 line set. Sealed sump pump lid and crack in floor with concrete.

Estimate

Performed precision a/c tune up on (2) heat pump systems. (1) Bosch inverter heat pump system and (1) Carrier infinity communicating system. 16x25x4 filter was ok. 1st floor carrier carriage filter to be replaced by homeowner. Checked temperature split on both systems. Found 1st floor system to be low on charge. Temperature split was only 11 degrees and coil was freezing up. Pressures were 183/70. To replace indoor coil would be approximately $4300. System is a 13 years old recommended replacement of system. System at this point will cool slightly but will freeze up pretty quickly. Set up appointment with our office to give a replacement quote.

Performed a/c tune up on 2009 Rudd a/c system. Aprilaire 201 air filter is clean. Checked temperature split. Was 19 degrees. Checked refrigerant pressures and temperatures test capacitor and contactor flush drain test pump, pump is taking little longer than expected, vinyl tubing goes into sump pump other side of basement. Provided an estimate to replace pump and vinyl tubing. Air cleaner clips are broken. Provided estimate to upgrade air cleaner. Unit is from 2009 would recommend Start thinking on unit upgrade.

Checked the a/c side of the system. Checked the air filter and replaced 16x25x1 . Inspected the the wiring connection and the voltages. Inspected the indoor coil and flushed and tested the drain coil pan and the condensate drain line and inspected the condensate pump. Checked the blower motor condition and checked static pressure and amp draws . Quoted and cleaned the customer’s outdoor coil . Checked the outdoor unit pressures by using super heat and sub cool methods. Inspected the capacitor and checked the amperage for the fan motor and the compressor. Checked the indoor cooling splits at the return and the supply. The a/c system is working fine at this time of service.

Arrived on site to complete cooling maintenance on air-conditioning system. Upon arrival tested thermostat operations and spoke with customer to see if there’s anything we can do to improve their comfort at this time.. then inspected both indoor and outdoor coil’s, inspected blower capacitor and blower compartment then tested dual capacitor at outdoor unit, ohmed out compressor windings, collected refrigerant charge, cleaned out condensate pump and replaced air filter. All operations appear ok at this time, filled out form for maintenance and went over visit with customer. Found humidifier pad breaking down, informed customer and advised to replace the pad, customer approved repairs. Recommended installing a water protection device to sit outside the system in the event water or condensation leaks from the system the sensor will detect the water and shut the system down to prevent further leakage.
