Upon arrival for maintenance on gas furnace I changed air filter. I cleaned the flame sensor. I inspected heat exchanger and burners. I checked blower motor and assembly. I checked the resistance of igniter. Checked all wiring and control board. I checked inducer operation and ensured hose port was clear. I checked gas pressures. Checked air temperature rise. Performed combustion test. Unit is in normal operation at this time.
Upon arrival for heat maintenance on heat pump tune up I changed the filter. Checked electrical and wiring and emergency heat kit. Checked blower motor and assembly. Checked delta t. Inspected coils. Checked fan motor and assembly. Checked refrigerant pressures. Forced unit into defrost. Unit is covered in bacteria inside the air handler. Blower wheel is covered as well. This will spread in airstream and cause 10% efficiency loss. Will send estimates to address this situation. The unit is 22 years old and r22 which is no longer manufactured. I would recommend replacing before start of next season while store is closed. Also would add uv light to install to prevent spreading germs and bacteria throughout the store. Once I got outside I noticed the unit is freezing up. This is indication of low refrigerant. Unit will have issues with heating and cooling. Once the refrigerant is so low it will run on electric heat only. Causing extremely high electric bills.
