Job Locations and Reviews
Estimate for steam boiler replacement. Inspected boiler and it was disclosed that low water cutoff had failed and boiler continued to run until boiler was glowing red. Fire department was called due to carbon monoxide or smoke in the home. There is evidence that the boiler is leaking between sections 1 and 2 and possibly 3 on rear end. Boiler replacement nis recommended . Will call Peerless to determine warranty status of boiler cast iron.
Check up on a heat pump system. Checked the air filter and replaced the 213. Checked the wiring connections and the voltages. Checked the thermostat in heating mode. Checked the amps for the heating at the blower. Performed an outdoor check for the pressures. Checked the outdoor unit, wire connections and the voltages. Inspected the components and tested the amps draws for the compressor and the fan motor. The heat pump is in good working order.
Water isn’t coming from the actual equipment. They said it came out of the vent in there living room . Equipment is on the opposite side of the house. But the bathroom that they had issues with is above that area in the living room. Couldn’t replicate water through the vent . If it is truly an issue with moisture, we will need to see on a hotter day. Water did come through that day they had the issue with there toilet. Collected for diagnosis.
Arrived With new T10 thermostat. Went over the job with the customer. Had to run a new thermostat five wire and move the new thermostat to inner room wall set up the thermostat and Wi-Fi and help customers with phone app to use the phone. Explain to the customers how to use the the app per room for the third and second first floor system is back up and running customers have both floors set at different temps . The sun is going to mail the check for the balance of 513.06
Upon arrival outdoor was not working. Found bad capacitor for outdoor. Replaced capacitor and tested operations. Inspected heat x and checked pressures. Unit is in normal operation.
To be able to control the temperature of the first and or secomd floor you need a room sensor there. Currently there is 1 thermostat on the third floor about 4’ from the only central return. Temperature of 1st Floor 76.5 Temperature second floor 77.4 Temperature 3rd floor 82.5 Suggested Thermostat with wireless room sensor as an option to control equipment based on the temperature of second or first floor. Switched cooling cycle rate per hour from 3 to 1 in current thermostat T6installer setup. I also turned adaptive capacity output to off at outdoor control (disabled). This will allow for a single constant target indoor coil temperature. Also checked and cleared EZ trap while on site. Our office will email quote for T10 thermostat with room sensor.
This proposal covers the recommendations discussed during the site visit completed on 1/22/24. Based on the observations, it appears that the attic is not properly ventilated. The poor ventilation in combination with air leakage and energy loss is likely leading to the ice damming and potentially moisture and/or mold issues in the attic space. However, the attic was not currently accessible due to all of the ductwork located near the rear access point. An additional attic access would need to be created for further diagnosis and the completion of work. I am suggesting the creation of an additional access point in the ceiling of the laundry room area. Additionally, I could not confirm the presence of insulation in the exterior walls and further diagnosis is needed there, as well. Therefore, some "guesstimating" was required for this estimate. Performed QA on Trane AC/Coil install. Ran system in cooling mode. Reviewed Dipswitch settings on Furnace for the system. Measured refrigerant charge and air temperature splits. Tested the Ez trap safety. Had to correct multiple issues that were found with the install. Completed checklist form in system. Corrected any issues that were found, no additional follow up needed.
Installed new coil and adapted to existing metal. Installed new outdoor unit with new whip and disconnect. Ran new lineset and condensate with ez trap.
Completed AC tune up: Equipment is Bosch 5 Ton inverter with Unico air handler. Replaced Aprilaire 213 filter Inspected wiring and controls. A surge protector can be installed at 240V indoor equipment circuit. Left eat Cleared EZ trap and drain Measured temperature split (70.5-51.2=19.3°) Inspected condition of both the indoor and the outdoor coil Refrigerant date 130/274 7°SC; 7A 245V 25Hz: Good Water heater is an indirect tank (oil boiler) System is operating well at this time. Homeowner agreed to and paid for plan membership and filter today.
