Measured temperature split (71-53=18°) Good Checked refrigerant pressures/assessed refrigerant charge. System operating well at this time. Homeowner paid to renew plan membership today,

Performed tune up on magic pack ac u it, checked indoor units blower, changed filter, checked temperature split and cleaned and checked drains. Tested outdoor units electrical components including compressor, fan motor, and refrigerant levels. No issues with system at this time.

Performed tune up on magic pack air conditioner, checked indoor blower and temperature split, changed filter and cleaned and checked drain. Tested outdoor section including compressor and fan motor, tested refrigerant levels and electric components. Found growth in filter and recommended a uv light or air scrubber to customer. Sent him estimate for upgrades.

Per Tune up on Bosch heat pump, tested indoor unit in air conditioner mode. Tested blower motor, tested and cleaned drains and changed filter, went to outdoor unit and tested compressor, fan motor,and refrigerant levels. Sent customer several estimates on thermostat replacement.

Upon arrival, I performed maintenance on AC system. Cleared and tested drain lines. Added treatment tablets at homeowners request. Inspected evaporator coil and drain pan. Inspected blower assembly and electrical connections. Did not change air filter since homeowner changes it himself. House is in construction so I recommend he replaces filter as often as possible. Cycled system in cooling. Checked static pressure and temperature differential. Proceeded to outdoor unit. Checked electrical connections and components on outdoor unit. Inspected outdoor coil and condenser fan. Checked refrigerant pressures and temperatures. System is operating appropriately at this time supplying an appropriate temperature drop.

Upon arrival, I performed maintenance on gas furnace. Cleaned spark igniter and flame sensor. Inspected burner assembly and heat exchanger. Inspected inducer assembly and blower assembly. Checked gas pressure and insured flame sensor was reading appropriately. Changed homeowner provided 16 x 25 x 1 air filter. System is operating appropriately at this time.

Installation of an Aprilaire 600M Bypass Style Humidifier for the Basement system. Install Humidifier onto Return Ductwork and run condensate drain to existing drain line/pump. Run new Water Supply Piping from Hot Water pipe to the Humidifier. Complete all wiring connections. Put system into operation and test Humidifier. 3/6/25. Installed Aprilaire humidifier. Connected to Manuel humidistat due to ecobee is in a closet on the first floor. Set to 40 % and tested operation. Turned off dehumidifier during winter months. Showed homeowner how to operate. Humidifier is working properly at time of service.

Performed peco tune check electrical low and high voltage connections and components. Filter ok check coils and blower. Check supply and return airflow test 7.5 kw back up heater ok temperature rise on regular heat 18 with outdoor ambient 17 degrees Fahrenheit check static pressure .60 total system static. Check outdoor heat pump refrigerant levels and electrical. Compressor makes noise louder than normal. Bring this to customer attention after minutes of ruining compressor noise was normal. During today’s visit some items were highlighted. System does not have drain trap. Electrical wire coming into air handler does not have metal connector. Outdoor ambient sensor is not in its place. Provided estimate for all the items discussed during Todays visit.

Looked over 3 separate projects hvac related to be done in home. Most priority is redoing duct work in the attic space. Secondary would be re routing 2 - 6” metal pipe runs in basement. Sealing and mastiking all duct on first floor. Third and final job installing a 50 gallon propane water heater with a 26’ long vent to the outside. Will go over information with our office the provide estimates.
