Upon arrival I informed homeowners father that his water heater was leaking. performed maintenance on AC system. Changed 16 x 20 x 1 air filter. Inspected evaporator coil and drain pan. Cleared and tested drain lines and pump. Inspected blower assembly and electrical connections. Cycled system in cooling. checked static pressure and temperature differentials. Proceeded to outdoor unit. Inspected outdoor coil and condenser fan. Inspected electrical connections and components. Checked refrigerant pressures and temperature. System is operating appropriately at this time supplying an appropriate temperature drop. Emailed an estimate to replace water heater.

Perform AC tune up on 3 ton American standard unit. Check electrical components, low and high replaced the standard air filter, flush condensate drain line and add tabs. Check supply and return air temperatures went outside and checked refrigerant levels and pressures. Check capacitor and contactor. Cycle ac unit ok. Provided estimate to install UV light.

Upon arrival I performed six month inspection on system. Cycled system in cooling. Checked refrigerant pressures and temperatures. Checked amp draws and electrical connections. Tested drain lines and condensate pump. Checked static pressure and temperature differentials. System is operating appropriately at this time.

Performed ac tune up, check electrical low and high ok. Check 401 filter ok. Check drain, check supply and return air temperatures 60/40. Inspect indoor coil, blower more and cap.. check outdoor unit refrigerant levels and capacitor, found capacitor reading just below standard. Provided estimate to replace capacitor. Customer passed on repair. Noticed furnace is very old. Customer aware

Checked the AC side of the system . Checked air filter and found it needs to be replaced , customer has 1 on order he will replace it. Checked the wiring connections and the voltages on high volt and low volt. Inspected the indoor coil and flushed and tested the drain line. Checked the blower condition and inspected the blower amps . Went to the outdoor unit and Checked and tested the pressures by using superheat and sub cooling methods. Checked the amps for the compressor and the fan motor and checked the indoor cooling temps at the supply and return. The AC system is working fine at this time of service. Also re anchored the customer’s thermostat.

Performed tune up on 2 carrier ac’s. Tested indoor blower and temperature split and checked and cleaned drains and changed filter, went to outdoor unit and tested all electrical and mechanical components, tested compressor and fan motors. Found a failing capacitor in the downstairs system. Spoke with customer about repair and also the fan motor for the upstairs system is having issues with the bearings making noise and gave him options for repair. He accepted the capacitor but declined the fan motor at this time.

Upon arrival I performed ac maintenance on system. Changed 313 space guard air filter at homeowners request. Cleaned and tested condensate drains and pump. Inspected evaporator coil and drain pan. Inspected blower assembly and electrical connections. Cycled system in cooling. Checked temperature and static pressure differentials. Proceeded to outdoor unit. Checked refrigerant pressures and temperatures. Inspected outdoor coil and condenser fan. inspected electrical connections and components on outdoor unit. System is operating appropriately at this time appropriate supplying an appropriate temperature drop. Collected payment for air filter.

Arrived to your location to replace indoor evaporator coil pan. Noticed new pan does not have metal reinforcement. Called distributor to find if pan would work under recall protocol. Final answer was to order different pan that will work under Amana recall. Office to follow up with customer once we received new pan.

Heat Pump annual maintenance

Perform six mod inspection on first floor system check thermostat in the unit operation inspect air filter for 413 OK at this time. Went outside and checked inverter system check refrigerant levels and electrical through the inverter board. No error codes or alerts showing. First floor system working normal. Also perform AC tuneup for second floor system replace a standard air filter 16 x 25x1 check indoor unit coil blower motor and capacitor, inspect drain. Check supply and return air ok went outside and checked outdoor condenser noticed the whip came apart from fitting and water got into the whip provided estimate to replace new power whip customer approved replacing of whip. Check capacitor and contactor, check refrigerant levels and pressures. System seems to be little lower than normal based on today’s temperatures. Unit is 10 year old. Provided some recommendations for second floor unit. Customer will decided what next step. Office to follow up with customer.

Replaced burners on trane gas furnace, removed old burners from furnace and replaced with new stainless steel burners, reassembled, burner section and ran gas furnace for a duration and tested the unit. No other issues at this time.

Cut out furnace exhaust pipe and AC drain as necessary. Removed old drain pan. Installed new drain pan. Replaced drain fittings and reinstalled exhaust. Removed blower guard control board and wwired system as its designed without blower guard board. Tested system operations afterwards. Tested drain by manually filling pan with water. All work covered my manufacturer recall/ warranty.

Per Tune up on Amana ac, checked indoor blower, changed filter and cleaned and checked drains and temperature split. Went to outdoor unit and checked all electrical and mechanical components including refrigerant levels and compressor,fan motor, and capacitor. No issues with unit at this time.

Installed new Goodman air conditioner in existing location on a new concrete pad, new disconnect box with a built in surge protector. Installed new indoor coil on a new 2inch transition box between the furnace and coil, flushed the line set, brazed, pressure tested, evacuated the system test out the system.

Performed tune up on Bosch heat pump, checked indoor blower motor and temperature split, checked and cleaned drains. Went to outdoor unit and checked all electrical and mechanical components including compressor and fan motor, inverter, and refrigerant levels. No issues with unit at this time.

Fully assessed humidity situation. Found humidifier running when I arrived. Measured humidity in the basement and 1st floor with psycrometer. Found humidity was at about 50% today in the basement and 47% on the first floor. Found that the automatic control was set to auto mode which is using the outside sensor. Put humidistat into manual mode to ignore the outside sensor and moved the humidistat set point from between 5-6 to 7 which is set for 45%. This should help increase the humidity in the home. Called Aprilaire and got information on the logic of how the control functions. If there is a call for heating the humidifier will automatically come on if the humidistat is calling for humidity. If there is no call for heat the humidistat will automatically go into a 1 hr off cycle to give the humidifier some off time to help dry off the water panel. Then it will also go into a 2 hr off cycle. Also reset change water panel timer. This will come back on again once the timer goes off again.

Performed precision a/c tune up on amana heat pump system. Replaced 20x24x1 air filter. Checked all electrical connections and components. Checked temperature split. Found corner of drain pan looks like it may have gotten stepped on . Explained to homeowner that all that it needs is a zip screw to hold it together screwed back together now it is secure. Tested outdoor capacitor. Checked refrigerant pressures and temperatures at indoor and outdoor unit. System is working properly at time of service.

Perform AC inspection in 4 ton Amana heat pump. Check electrical low and high voltage connections and components. Replace air filter, flush drain test pump ok. Inspect motors and coils. Blower motor ok (no surge protection). Check temperature split ok. Check outdoor unit refrigerant levels and pressures. Capacitor and contactor. Capacitor is reading below standard. Outside coil is dirty. Provided estimate for recommendations customer passed on recommendation.

Estimate

Performed precision a/c tune up on American standard a/c system. Replaced 16x25x1 air filter. Checked all electrical connections and components. Checked temperature split. Tested condensation pump. Found reme air scrubber cell was burnt out and needed replaced. Provided estimate, homeowner will take care of it. Provided estimate to install surge protector for blower motor and indoor control board. Tested outdoor capacitor. Checked refrigerant pressures and temperatures at indoor and outdoor units. A/c is working properly at time of service.

Found no surge protection on blower motor , installed Ecm surge protection. Also performed precision a/c tune up on trane a/c system. Replaced 20x25x1 air filter. Checked all electrical connections and components. Tested condensation pump. Checked temperature split and found it was only 10 degrees and should be more like 18to 20 degrees. Found system low on charge. Refrigerant pressures were 121/54 very low. Performed electronic leak search over entire system. Found leaking outside coil. Called distributor and provided estimate almost $4,000 to replace outside coil. Not worth it on a 10 year old a/c. Recommend replacing a/c system. Set up appointment with our office to give a replacement estimate. Turned off disconnect at outdoor unit.

Dan and I leveled outdoor unit with compacted crushed stone. I went over the EZ trap and surge protector estimates with Abraham. These estimates are all of equal importance. Sent estimates again. Homeowner paid balance for work completed today.

Completed AC tune up for 3 Ton Bosch inverter with Amana coil het pump system Replaced Aprilaire 413 filter Indoor and outdoor coils in good condition however there was a little oil residue in drain pan. Inspected wiring, controls, electric motors and components Measured temperature rise (67-57=10°) and static pressure Inspected drain and pump; added treatment tabs to pump checked integrity of compressor motor (mega ohm test) Assessed refrigerant charge checked pressures. Pressures were low 66/146 outdoor temperature 56° 44 superheat. Indoor coil began to freeze up about 15 minutes run time. Note this unit has external TXV. I searched for leaks everywhere with an electronic leak detector including at the 1/4” TXV fitting inside evaporator. Could not find leak. There is some oil in indoor coil drain pan. Left estimate to charge system the needed amount of R410A refrigerant and add a leak detection dye that will allow us to pinpoint the leak. System will underperform in cooli

I had a PECO energy audit and found that my attic insulation was insufficient (I did notice that the upstairs felt cooler than the thermostat temp). DiBiase is on the list of PECO recommended contractors for this and they did a fantastic job adding insulation, putting in rafter vents to ensure circulation etc. Joe was very responsive and followed up with me quickly to schedule an appointment for an evaluation and estimate.
